What Arizona counts as a park model

Arizona law calls a unit of 320 to 400 sq ft, built on a single chassis and mounted on wheels, a park trailer. Your Irontown order ships on wheels. Whether wheels or axles may be removed later depends on your county, zone and any park’s rules. We share the local rules we found with your quote.

Six models fit the state’s 320 to 400 sq ft definition: Cabana 300 (330), Sledhaus Mini (355), Mysa 400 (397), Sledhaus 400 (397), Cabana 400 (397) and Skyview 400 (398). The Cabana 200, Mysa 200 and Sledhaus 200 studios are each 200 sq ft and meet the same ANSI A119.5 standard, but state law calls them travel trailers. You cannot use the state’s 3-acre accessory dwelling law or Yavapai County’s park model dwelling permission for these studios. Mohave County counts them as park models under its rules, and Coconino County allows them to qualify by permit under its RV and travel trailer rule. Navajo County’s guest house rule is unclear for these studios, so ask the county. You can use them as rental units inside a permitted resort, campground or RV park under that park’s permit and rules.

Can you put a park model on your Arizona land?

These rules were checked against county zoning ordinances in September 2026. Rules can change, and county staff decide how they apply to your parcel. You must confirm local and park requirements for your parcel, model and use, and obtain permits before ordering.

State law provides a route for an accessory dwelling

ARS 11-820.03 says a county shall allow a park model trailer as an accessory dwelling unit where zoning allows one dwelling per three acres or greater. Your lot must already have a main home, and the conditions below apply. The law has an exception for military airport high noise or accident zones. It does not address rentals, so county rental rules apply.

  • A main home must already be on the same lot.
  • Use a semi-permanent or permanent foundation with utility connections.
  • Meet drainage, floodplain, sewer or septic, and other zoning standards.
  • Get a building permit and inspection if the county requires them.

You can schedule a visit to the Irontown factory in Spanish Fork, Utah, to walk through units in person. Any interested buyer can visit. From Flagstaff, the factory is about 470 road miles away.

Common Questions

Some counties permit residential use in specific zones: Yavapai allows a single-family dwelling in listed districts, while Coconino and Mohave permit permanent residence or dwelling use under their stated rules. Other counties limit how long you can stay. Ask your local planning or building office about year-round use before you order.

It depends on your county and zone; the state accessory dwelling law requires an existing main home. Coconino allows temporary stays of up to 120 consecutive days a year with a temporary use permit on lots without a dwelling in G, AR, RR, larger RS and MHP zones. Ask county staff which rules apply to your vacant parcel.
