Irontown Modular Cabana 500 Ready to Ship: a finished guest house with a covered porch, without the build wait
The Irontown Modular Cabana 500 Ready to Ship is a finished Cabana 500 with its covered porch already built, waiting at the factory so you can skip the build. It has 497 square feet on one story, with one bedroom and one bath. The footprint is 14 by 36 feet. The living room opens into a full kitchen with space for a stacked washer and dryer. It works as a backyard guest house or a rental, with a covered front porch for sitting outside.
Ready to ship means this unit is finished and waiting at the factory, with its layout and finishes fixed as built, so there is no build wait. Irontown built it in Spanish Fork, Utah; a truck brings it to your lot, and a crane sets it on the foundation you provide. Rather than choosing finishes, use Request a Quote on this page to confirm the delivered price for your address. Want to pick your own finishes? Ordering
Ordering note: this unit is already built and ready to ship, so the finish selections are fixed as built (ask us for the as-built specification sheet). The Irontown Process
Why Build With Irontown
Irontown has been in business for over 50 years and is certified across the Western US — California, Arizona, Nevada, Colorado, Idaho, Montana, Oregon, Wyoming, and Utah. Every project comes with engineered and stamped plans that meet all local and state building requirements, which makes the permit process simple.
The Regional Pricing tab shows the added cost for each Finish Series. Additional upgrades are priced out during the pre-construction phase, when selections are made with Irontown’s interior designer.
The Irontown Journey
Irontown has refined the building journey into three clear phases designed for maximum efficiency and minimum headaches — a fun experience that ends with a high-quality unit built to last for decades.
Phase 1: Feasibility Review (1–2 weeks)
Confirming project viability and preparing the foundation for success by collecting the proper information to initiate the project and provide an initial quote.
Phase 2: Pre-construction Agreement (2–3 months)
Irontown comes to your site and completes detailed planning, limited design customization, and full code compliance for your specific location — along with choosing selections and confirming your design. Irontown delivers stamped, engineered plan sets for your permits. This is the time to confirm your project.
Phase 3: Construction & Delivery (12–16 weeks)
The exciting final stage: building, shipping, and setting your unit on-site. The goal is to meet these timelines, with clear communication about any potential permit, building, or site delays.
Feasibility Review — Invest with Clarity
The single best way to move your project forward is by initiating a feasibility review. This initial $2,000 investment ensures total confidence in your project plan — and is applied to your final contract price. The review includes:
- Virtual Site Review: A virtual assessment of your site, including crane placement and staging.
- Route Review: An analysis of transport routes for oversized loads.
- Budget Estimate: A preliminary cost breakdown for construction and services.
- Preconstruction Agreement: Formalization of preconstruction efforts.
- Schedule Review: Integration of your project into the production timeline.
- Building Requirements: Confirmation of zoning, setbacks, and local regulations.
- Financing: Assistance with loan pre-approval or cash verification.
- Contractor Support: Help finding local contractors for site services.
Finish Packages
Irontown offers four unique finish options to suit your style: Designer, Modern, Rustic, and Balance. Pricing for each series is shown in the Regional Pricing tab and in the product options above — and you can also combine different packages. Explore each package here: Irontown Modular Finish Packages.
Financing
Irontown is pre-approved as a builder with two lending companies. Each offers different programs for ADUs, new construction, and even multi-family or business loans. We recommend reaching out to both lenders to find the one that works best for your project.

FAQ
What does Ready to Ship mean for this Cabana 500?
This unit is already built at the factory and ships immediately, per the listing header and Ordering tab, so you skip the 12 to 16 week construction phase. The finish selections are fixed as built; ask us for the as-built specification sheet before ordering so you know exactly which series and options it carries.
Is delivery included?
No. Unlike the built-to-order Cabana 500, this ready-to-ship unit is priced without transport or taxes, per the description, and delivery is quoted separately by region in your custom quote. The shipping areas map in the Manuals tab shows the regions Irontown serves from Spanish Fork, Utah.
Can I still change the layout or finishes?
No. The description and Specifications tab both note that this unit is already built, so the layout and finishes are fixed as built and the as-built specification sheet is available on request. If you want to configure a Cabana 500 from scratch, with a bathroom flip, folding doors and the four finish series, use the built-to-order listing.
What is the layout?
497 square feet on a 14 by 36 foot footprint with one bedroom and one bath, per the Specifications tab: a 14-8 by 13-1 foot living room flowing into a full kitchen with space for a stacked washer and dryer, an 11-1 by 10-8 foot bedroom, a full bathroom and a covered front porch, per the description.
Can I finance a ready-to-ship unit?
The Irontown Process tab lists two pre-approved lenders, Trillion Mortgage and Security Home Mortgage, with programs for ADUs and new construction; contact both to see which fits a completed unit. Our store recommends paying by ACH bank transfer for orders at this price point.
Which states can it go to?
Irontown is certified in Utah, California, Arizona, Nevada, Colorado, Idaho, Montana, Oregon and Wyoming, per the Irontown Process tab, and every project comes with stamped engineered plans for your permit. Compare the built-to-order ADU floor plans if this unit does not fit your site.
