This Irontown Modular collection holds small cabins, backyard second homes, full size homes and finished units waiting at the factory. You can compare a studio retreat with a home that has room for four bedrooms. The layouts include one and two story options, with lofts, porches or decks on some plans. Every listing starts with a quote request, so you can work through your plan, finishes and delivery region before construction begins.

Who is Irontown Modular?

The builder has its factory in Spanish Fork, Utah, and is also known as Irontown Homes. Every home here is built through modular construction in that factory, trucked to your lot and set by crane on the foundation you provide. Each listing goes to a quote request. To compare across the store, open the store's modular homes or browse full size prefab homes for more floor plans.

Small cabins, from studios to loft layouts

A park model follows the park model RV code and stays under 400 square feet. These cabins suit campgrounds, recreation land and some towns as an extra home. The smallest studio starts at 200 square feet as an open room, with an optional bathroom, kitchenette and covered deck. Larger studios have a full bath and kitchenette, while one bedroom layouts offer a loft, big windows and a deck. Browse the park models or find these small layouts under the store's tiny homes.

A second home in your backyard

A backyard ADU is a small second home on your main house's lot that provides housing for family, guests or a rental. These one story layouts run from about 500 to 1000 square feet, with one or two bedrooms. The smaller plan includes a full kitchen, one bath and room for a stacked washer and dryer. Several have covered porches, and you can compare every ADU we carry on the store's dedicated page.

Full size homes for different lots

The full size residential homes span about 1000 to 2200 square feet, with one or two stories and two to four bedrooms. A two story design only 15 feet wide suits narrow lots near a beach, with three bedrooms and two baths upstairs. A one story cabin of about 1255 square feet offers an open kitchen with an island and a stair option to a basement. Another cabin has two finished bedrooms downstairs, an unfinished bunk room and bonus room upstairs, and a deck on both floors. Modern and traditional looks are often available on the same plan.

Finishes, quotes and your order

For a home to be built, choose your delivery region and finish series on the listing, then use Request a Quote. The quote confirms the figure for your address before construction starts. The Designer Series is the base for every listing and one of four series, with upgrades quoted separately. Irontown's interior designer works through interior and exterior finishes with you before the build.

Site work, the foundation and permits are yours to arrange. On full size homes, the crane set is part of the quote. For park models, the crane and set are quoted separately. Finished units are also waiting at the factory with their layouts and finishes fixed, so they have no build wait or finish choices.

Your questions answered

What does Irontown Modular build?

Irontown builds park models under 400 square feet and ADUs of about 500 to 1000 square feet. Full size homes span about 1000 to 2200 square feet, with one or two stories and up to four bedrooms. Finished units also wait at the Utah factory, and every home is set by crane.

Park model, ADU or modular home, what is the difference?

A park model follows the park model RV code and stays under 400 square feet. An ADU is a second home on your main house's lot. A modular home is a full size home built in factory sections and set on a permanent foundation. All three arrive by truck and crane.

How does an Irontown Modular order work?

Choose your plan, delivery region and finishes, then request a quote to confirm the figure for your address before construction. An interior designer works through finishes with you. The factory builds your home for transport and crane placement on your foundation. You arrange site work, the foundation and permits.

Where does Irontown Modular deliver?

Each listing asks you to choose your delivery region before requesting a quote for a home from the Utah factory. The quote covers the truck to your lot and, for full size homes, the crane set. Call us with your address, and we will talk it through.

Can I get an Irontown home without the build wait?

Yes, two park model cabins and a one bedroom guest house are finished and waiting at the factory. One cabin has its loft and deck built, and the guest house has a covered porch. Layouts and finishes are fixed. Request a Quote confirms the figure for your address for these Irontown Modular homes.
