Our ADU collection holds Irontown Modular prefab ADUs from 497 to 1002 square feet with one or two bedrooms. An accessory dwelling unit is a second home on the same lot as your main house, with its own kitchen, bath and door. You can use a modular ADU for family, an in-law, guests or a rental. These plans give you separate living space in your backyard.

ADU plans by size and layout

Start with our guide to accessory dwelling units as you compare the floor plans by bedrooms and baths, starting with one bedroom plans from 497 to 696 square feet. These ADU homes have full kitchens, with covered porches on several plans. A finished 497 square foot unit with its covered porch already built is waiting at the factory and works as a backyard guest house or a rental.

The two bedroom and flexible plans span 638 to 1002 square feet for a homeowner who wants family close by or a rental. At 793 and 989 square feet, you can choose two bedrooms, one bedroom with a lounge, or a second bath. The 1000 square foot plan is offered in Utah only. For a compact lot, the two story plan puts both bedrooms upstairs.

From the factory to your backyard

Your prefabricated ADU is a backyard home with its own door, built in sections in Spanish Fork, Utah, with kitchens and baths finished there. These prefab ADUs are trucked to your lot and set by crane on the permanent foundation you provide, with the crane set part of the quote. Sitework, permits and the foundation are yours, so check with your town and explore what goes into a second home project. Choose your delivery region and finish series, then use Request a Quote on the listing to confirm the figure for your address. Irontown's interior designer works through finishes with you before construction, starting with the Designer Series finishes.

Your questions answered

What is an ADU?

The letters stand for accessory dwelling unit. It is a second home with its own kitchen, bath and door for family, guests or a rental. These homes are built in Spanish Fork, Utah. Each is trucked to your lot and set by crane on the foundation you provide.

Does an ADU need a kitchen and a bathroom?

A second home of this kind has its own kitchen, bath and door. Every plan here has a full kitchen and at least one bath, with two bath layouts available. Your town sets the exact rule, so ask before you order.

Do I need a permit to put a prefab ADU in my yard?

Check with your town before you order because zoning rules differ from town to town. Permits, sitework and the foundation are yours, while the crane set is part of the quote. The unit arrives finished for placement on your foundation, and you can call us and we will talk it through.

Should I choose a detached or an attached ADU?

Every plan here is a detached ADU on its own foundation beside or behind the main house. An attached unit is an addition to your house, outside this collection. For a compact lot, consider the 1002 square foot two story ADU with both bedrooms upstairs.
