Irontown Modular · Authorized Dealer
Explore Irontown’s nine park models, built in Spanish Fork, Utah. My Cozy Outdoors is your authorized Irontown Modular dealer and direct point of contact from first question to delivery. Your quote includes free zoning guidance. Irontown is the official seller where a state license applies.
Colorado calls it a recreational park trailer: a unit designed primarily for temporary recreational, camping or seasonal living, on one chassis mounted on wheels, with no more than 400 sq ft when set up (CRS 24-32-902(8)). It is not housing or a tiny home under state law.
Irontown’s nine park models include six layouts of 330 to 398 sq ft and three 200 sq ft studios. They are 10 to 14 ft wide and ship on wheels on a single chassis. With no holding tanks, they need sewer or septic, water and electric hookups.
Your county or city, zoning district and intended use determine placement. We strongly recommend contacting your local planning or building office. Before ordering, you must confirm requirements with planning/building, local public health, the Division of Water Resources and any park involved.
These summaries reflect statutes, state rules and local codes read in September 2026. A product standard does not grant placement approval. MCO can share the code sections it found and suggest questions.
These rows cover unincorporated land. Town names locate the area; incorporated towns may apply separate codes. Identify your parcel’s jurisdiction and zoning district. An ‘Allowed with conditions’ label usually describes seasonal camping, not year-round occupancy.
| County | Park model on your land | What the local rule says |
|---|---|---|
| Delta County Delta, Cedaredge, Paonia, Hotchkiss, Crawford | Allowed with conditions | County code permits RV residences with permitted permanent power, water and sewer or septic (Chapter 2, Section 3(B)(3)). This is a written year-round route. Park models are unnamed; ask whether ANSI A119.5 units qualify. |
| Archuleta County rural Pagosa Springs, Arboles, Chromo | Allowed with conditions | County permits allow 14 consecutive days quarterly or 120 consecutive days yearly in seven zones, with permitted septic or sewer (3.2.4.3). This is seasonal. Full-time park model living is written only for Tiny Home Villages (5.6.7). |
| Rio Blanco County Meeker, Rangely | Allowed with conditions | County code allows private-parcel RV occupancy April through November; over 120 days needs a Land Use Change Permit (7-610.B). December through March occupancy is not allowed by this route. Park models are unnamed; ask about classification. |
| Montrose County rural Montrose, Olathe, Nucla, Naturita | Allowed with conditions | County code allows one RV for 180 days yearly on at least 35 General Agricultural acres with approved septic (III.B.2.b(6)(c)). This is not year-round. RV park standards name park models and require retained wheels and removable skirting (III.A.7). |
| Mesa County rural Grand Junction, Fruita, Palisade, Collbran, De Beque, Gateway | Allowed with conditions | County camping rules allow one readily mobile RV on at least half an acre, 30 consecutive days and 180 days yearly (6.04 F). RV vacation rentals are prohibited. Re-check rules after the proposed 2026 amendment hearings. |
| El Paso County Falcon, Peyton, Black Forest, Calhan, Ellicott, Rush | Allowed with conditions | Section 5.2.55 offers year-round use in listed zones with site-plan, design and utility conditions; county wording requires wheels ‘screened or removed’. Ask whether its unspecified ‘ANSI RVIA’ standard accepts ANSI A119.5. The county is rewriting its code. |
| Larimer County Red Feather Lakes, Livermore, Bellvue, Drake, Glen Haven, Estes Valley outside town | Allowed with conditions | County rules allow 180 days per 12 months on vacant lots in qualifying zones (3.5.3.F.3). The RV needs licensing, retained wheels, quick-disconnect utilities and approved sewage. This is not year-round; lots with houses allow 30 days yearly. |
| Alamosa County rural Alamosa, Hooper, Mosca | Allowed with conditions | County code includes park models as RVs (11.3). A temporary permit allows 180 days yearly with approved septic (3.7.3.G), not year-round lot living. Approved RV parks expressly allow long-term and year-round use (3.4.15). |
| Rio Grande County Monte Vista, Del Norte, South Fork area | Allowed with conditions | County camping permits allow 180 days yearly on vacant land of at least half an acre, with wheels retained and no rent (2.07.B.2.c). Ask about classification: its mobile-home definition could capture park models, which would exclude campground placement. |
| Gunnison County rural Gunnison, Crested Butte, Almont, Pitkin, Ohio City | Allowed with conditions | County rules allow 14 days per three months, plus one annual camping permit for up to 180 days with septic compliance (9-509). Use is seasonal, not residential. Ask whether a 10 to 14 ft unit qualifies. |
| Huerfano County Walsenburg area, La Veta, Gardner, Cuchara | Ask first | Camping permits allow four months yearly, renewable once, above two acres in A/RR zones (11-28(b)(1)). The 8 ft camping-unit cap excludes Irontown widths; another classification may prohibit placement. Adoption of the May 2026 housing draft was not verified. |
| Las Animas County rural Trinidad, Aguilar, Weston, Stonewall, Kim | Ask first | County temporary-residence permits allow 30 days in A/RR or 15 in UR, with two renewals (3.06). Camping units cannot exceed 8 ft wide. Ask how park models are classified; campground stays cap at six months (8.08.02). |
| Boulder County Nederland, Allenspark, Jamestown, Ward, rural Lyons and Longmont | Ask first | Owner camping allows 14 days yearly (4-507.B.5.c). The construction dwelling route does not specify RVs (4-517.G). Outside a Marshall Fire rebuild allowance, we found no explicit on-lot RV living route; ask the county. |
| Jefferson County Evergreen, Conifer, Morrison area, Golden Gate Canyon, Pine | Ask first | County RV rules allow two weeks on a lot (34 G.3), but its definition excludes widths over 12 ft. Construction exceptions require a self-contained RV. Ask how tankless park models qualify; a code rewrite is underway. |
| Douglas County Franktown, Larkspur area, Sedalia, Deckers, rural Castle Rock and Parker | Ask first | No rule allows RV dwelling use on a lot; campgrounds cap occupancy at 30 days yearly. Construction permits allow six months with three possible renewals, a bond and building permit (1-2204). Ask which structures qualify. |
| Pueblo County Pueblo West, Colorado City, Rye, Beulah, Boone | Ask first | Construction RV housing allows six months by permit (17.03.050(b)); primitive camping allows ten consecutive days without utility connections (17.03.040(k)). A wheeled dwelling could meet the restricted mobile-home definition (17.03.030(c)(2)). Ask which classification applies. |
| Chaffee County rural Salida, Buena Vista, Poncha Springs, Nathrop | Ask first | Park models are temporary camping equipment (2.3.7.2.A); vacant-lot camping allows 90 days yearly. Six-month landowner permits require a building-permit application and allow two renewals (5.2.9.4). We did not read late-2025 amendments; ask about current rules. |
| Fremont County rural Cañon City, Florence, Penrose, Cotopaxi, Howard | Ask first | County trailer occupancy allows three months yearly in R3, two weeks in R1/R2/LDR/HDR, and none elsewhere (3.07). Its park-model definition points to campground use. The construction route requires a fully self-contained trailer; a tankless park model is not. |
| Park County Fairplay, Bailey, Hartsel, Lake George, Guffey, Jefferson, Como | Ask first | Park County allows 14 camping days, then renewable 30 day permits. Posted 2021 rules instead allow May to October plus 14 winter days. These conflict, and we could not read the ordinance. Construction RV permits exist; ask which rules govern. Source: Park County Land Use Regulations, Article V (Sec. 5-712 camping) |
| Custer County Westcliffe, Silver Cliff area, Wetmore | Ask first | County rules cap recreational RV occupancy without approved septic at 90 days yearly (6.4.A.3). They say nothing about occupancy with approved septic. Park models are unnamed; ask Planning, since silence does not establish a year-round route. |
| Summit County rural Breckenridge, Frisco, Silverthorne, Dillon, Blue River area | Ask first | County conditional permits allow 50 weeks yearly only in RC-5000/RC-40000, with other narrow exceptions (3815.08, 3819). RVs must be under 33 ft long. The 33 ft Skyview 400 falls into ‘Park Homes’, addressed only inside RV parks. |
| Garfield County Rifle, Silt, New Castle, Parachute, Carbondale area, Battlement Mesa | Ask first | We found no private-lot RV occupancy limit or construction allowance. The cabin definition mentions ANSI 119.5 trailers but also bars RV cabins; cabins are seasonal, six months yearly. Ask the county how these provisions fit together. Source: Garfield County Land Use and Development Code |
| La Plata County rural Durango, Bayfield, Ignacio, Hesperus | Ask first | Park models are RVs (62-5), but chapters read supplied no individual-lot living rule. The manufactured-home park or subdivision dwelling route requires building-code conversion (73-15). RV park stays cap at 60 days (73-5); ask about your proposed site. |
| Montezuma County rural Cortez, Mancos, Dolores, Dove Creek area | Ask first | We found no RV or park-model definition or private-lot living rule. The commercial list says ‘RV Parks, (except park models)’ without explanation (3314.3.A.18). Ask Planning how it applies; no residential building code does not establish placement permission. |
| Moffat County rural Craig, Maybell, Dinosaur, Hamilton | Ask first | RVs are not intended as permanent dwellings (205); construction quarters need a temporary permit. A seasonal dwelling provision caps use at six months yearly (410.5(4)). Ask whether it accepts units on wheels; the text does not say. |
| Saguache County Saguache, Crestone, Baca Grande, Villa Grove, Moffat | Ask first | County RV occupancy permits last only through active construction and require approved septic first (13.4.3). Residential use invokes mobile-home rules requiring HUD standards. Ask how its over-8-ft mobile-home definition applies; we found no general camping-days rule. |
| Weld County rural Greeley, Ault, Nunn, Grover, Keenesburg, Hudson area | RV parks and resorts only | RV dwellings are barred outside permitted construction use (23-1-90). A-zone construction permits allow six months plus two renewals (23-4-150). |
| Teller County Divide, Florissant, Lake George area, rural Woodland Park and Cripple Creek | RV parks and resorts only | Private camping caps at 60 days per 12 months (2.4.A.1), except permitted construction stays. Parks cap continuous occupancy at 90 days (8.3.F). |
| Grand County Granby, Grand Lake, Kremmling, Fraser, Winter Park area, Hot Sulphur Springs, Tabernash | RV parks and resorts only | Private camping requires 35 acres, self-containment and no utilities, capped at 14 days quarterly (11.8.2). Campgrounds cap stays at 150 days. |
| Routt County rural Steamboat Springs, Hayden, Oak Creek, Yampa, Clark | RV parks and resorts only | Private camping allows 60 days yearly, or 61 to 180 continuous days by Minor Use Permit. Camping cannot be dwelling use. Camper rentals are banned. Source: Routt County Unified Development Code |
| Costilla County San Luis, Fort Garland, Blanca area, Forbes Park, Sangre de Cristo Ranches, San Luis Valley Ranches | RV parks and resorts only | Camping caps at 14 days per three months (5.30 C.3). Construction permits allow 90-day periods, maximum 18 months, with septic and water conditions. |
County rules do not automatically apply inside a town. Lyons has conflicting provisions around an ANSI park-model ADU route. Salida’s six-month RV route has a length cap that only the studios meet. Neither is automatic approval.
| City | Park model on your land | What the local rule says |
|---|---|---|
| Lyons | Allowed with conditions | LMC 16-10-70(e) offers administrative ANSI 119.5 ADU approval in four zones, capped at ten town-wide. But 16-10-70(b)(3) bars RVs with VINs, and NFPA 1192 plus NEC 551/552 certification is required. Ask how the town reconciles these provisions. |
| Salida | Allowed with conditions | City minor site plans allow one hard-sided RV per residential lot in listed zones, for no more than six months (16-3-30(b)(10)). The 26 ft length cap fits only Irontown’s three 20 ft studios. Larger models exceed it. |
| Durango | Ask first | We found no sentence allowing or banning private-lot RV living. ADUs must be inside a principal or accessory building (2-3-2-3). Ask Planning about park models; campground and RV park uses require conditional approval in qualifying zones. |
| Buena Vista | Ask first | Town rules restrict RV dwelling use to approved parks, except 21 user-days quarterly by permit (8-44(9)). Its manufactured-home definition also captures widths over 8 ft. Ask which definition governs a park model. |
| Grand Junction | Ask first | We could not read the city’s zoning code because all three hosts blocked our reader. City-hosted amendments address ADUs but say nothing about RVs or park models. Call the Planning Division. Source: Grand Junction Zoning and Development Code (Title 21) |
| Denver | RV parks and resorts only | Residential-lot RV occupancy is barred (10.9.3), and RV ADUs are excluded (11.8.2.1.B.1). Wheeled living requires a licensed trailer park (Chapter 35). |
| Colorado Springs | RV parks and resorts only | RV ADUs are prohibited (7.3.304E.1.f); tiny houses require foundations and certification. We could not read the RV occupancy section (9.6.504). |
| Fort Collins | RV parks and resorts only | Residential-lot stays allow seven consecutive days and 14 yearly (17-182(b)). Longer living requires a manufactured-home park, RV park or campground. |
| Woodland Park | RV parks and resorts only | Recreational park trailers are restricted to RV parks or campgrounds (18.06.405). Short-term rentals are barred in vehicles with VINs. |
| Walsenburg | RV parks and resorts only | RV habitation requires a licensed RV park (6-10-10(a)). The campground camping-unit definition caps width at 8 ft; ask about park-model classification (16-10-710). |
| Pagosa Springs | RV parks and resorts only | Residential stays cap at 14 consecutive days and 14 per four months (4.4.B). Defined campground and RV park stays cap at 14 days. |
| Montrose | RV parks and resorts only | Lot exceptions allow guests 30 days yearly or temporary permits up to 12 months (11-13-6, 11-13-7). The ADU definition excludes park models. |
Resort, RV park or campground owner? Sites need sewer or septic, water and electric. Zoning approval and state campground sanitation rules apply. Alamosa allows year round RV park use; Larimer allows unlimited stays with full hookups. La Plata caps stays at 60 days, Teller 90, Grand 150. Montrose lists park models for RV parks; Montezuma’s commercial list says “RV Parks, (except park models)” without explanation. Ask the county. Five or more long term residences on rented spaces may raise Mobile Home Park Act questions for your lawyer. Park model cabins for resorts and campgrounds.
Most Colorado codes we read treat a park model as an RV and allow living in one on your own land only for a set number of days a year or while you build. Delta and El Paso are the two counties with written year-round routes; each has conditions and unresolved park-model classification questions. The other written routes are seasonal permits. Metro and resort counties Boulder, Jefferson, Douglas, Weld, Routt, Grand, Summit and Teller generally direct RV living to RV parks, with limited exceptions described above. Several counties define camping units or RVs by widths or lengths that some Irontown models exceed. We did not read Cortez, Steamboat Springs, Leadville or Aurora codes, so ask first there.

Part of northwest Colorado is inside the included delivery miles, including Dinosaur and Grand Junction. Delivery includes the first 250 miles from Spanish Fork, then $12.75 per mile. Beyond them, Montrose adds about $800 and Denver about $2,900. Choose your nearest town and model in the calculator.
Estimate only. Designer Series starting price. Pilot cars, setting the unit, site work, permits and tax are not included.
Irontown’s nine park models travel as oversize loads. The carrier obtains the CDOT permit and plans the mountain route. Permit conditions govern daytime pilot cars and routing; holiday travel restrictions also apply. I-70’s chain law runs September 1 through May 31 between Dotsero and Morrison.
The 10 ft studios face the fewest highway conditions. Loads up to 12 ft wide may travel at night with warning lights; widths over 12 through 14 ft need a nighttime pilot car. Pilot cars cost extra, and setting the unit on site is quoted separately.
Colorado charges sales or use tax: 2.9% state tax, plus local rates by delivery address. Check the Department of Revenue’s address lookup. Uncollected tax remains due as consumer use tax. As we read them, manufactured-home and tiny-home exemptions exclude park models. Delivery is excluded only if separately stated and optional. Your quote shows applicable tax; the estimate excludes taxes, title and registration. As we read the vehicle code, larger models are trailer coaches and studios camper trailers, requiring title and registration even off highways. Yearly specific ownership tax replaces property tax, starting at 2.10% of taxable value, which is 85% of MSRP. County DMV practice was not confirmed; ask the county clerk about title steps.
Schedule a factory visit in Spanish Fork, Utah, about an hour south of Salt Lake City International Airport. Driving takes about four hours from Grand Junction, six from Durango and seven and a half from Denver through the mountains. Many Front Range customers fly into Salt Lake City.
Rural acreage does not establish permission. Delta and El Paso have written year-round routes with conditions and classification questions; other written routes are seasonal or temporary. Montrose’s 180-day route requires 35 agricultural acres and septic. Mountain sites may face local snow-load and wildfire requirements. About 36% of Colorado is federal land.
A park model is excluded from Colorado’s tiny home definition. Denver and Colorado Springs expressly prohibit RV ADUs. Fort Collins follows building-code requirements for ADUs and tiny houses, while limiting residential-lot RV stays. The state ADU law does not establish approval for a park model.
Rental permission depends on the jurisdiction and approved use. Mesa prohibits RV vacation rentals; Larimer bars RV rentals outside parks; Routt bans camper rentals on unincorporated land. Archuleta allows park-model short-term rentals only with a Lodging Conditional Use Permit. A camping permit does not itself authorize rental use.
There is no statewide maximum. Local occupancy limits include 60 days in La Plata, 90 in Teller and 150 in Grand. Alamosa expressly allows year-round RV park use; Larimer sets no time limit on full-hookup RV park sites. The park’s own rules may also limit your stay.
As we read it, Colorado’s recreational park trailer definition includes them because it has no minimum size. Their 10 ft width and 20 ft length fit Jefferson’s width and Summit’s length definitions, and Salida’s six-month route has a compatible length cap. They still exceed Huerfano and Las Animas counties’ 8 ft camping-unit limit.
Your unit ships on wheels on a single chassis. Wheels, skirting and decks depend on county and park rules. Some camping routes require retained wheels and ready mobility. A park model has no holding tanks, so your site needs sewer or septic, water and electric hookups.
Colorado charges 2.9% state sales or use tax, plus local rates by delivery address. As we read the vehicle code, park models require title and registration even off highways. Yearly specific ownership tax replaces property tax and starts at 2.10% of taxable value, calculated as 85% of MSRP. County title procedures need confirmation.
The carrier obtains a CDOT oversize permit and plans the route around its conditions. Weather, chain requirements and travel restrictions affect scheduling. Delivery includes the first 250 miles from Spanish Fork, then $12.75 per mile. Pilot cars cost extra; setting the unit on site is quoted separately.
This is a plain-language summary of rules as we read them in September 2026, not legal advice or an approval. Rules change, and your local planning or building office decides how its rules apply. You are responsible for confirming zoning, permits and code compliance, obtaining any required permits, and confirming any park requirements with the park before ordering.
Tell My Cozy Outdoors your location, parcel size and intended use. Your quote includes free zoning guidance: code sections we found and suggested questions. Before ordering, you must confirm requirements with planning/building, local public health, the Division of Water Resources and any park involved.

LOVE this suana. Maya and Norse Steam Team were amazing to work with!

A sauna turns your garden into a spa oasis. We debated it for a while, but after renovating our house, we pulled the trigger and bought a sauna from Norse Steam and Maya. She was always super responsive and helpful throughout the process. Don't kid yourself, getting a really nice sauna is not that easy. Sizing and heating need to be figured out, as does the building, but we have always had a helpful partner on our side. She never upsold us on anything we didn't need, and we got some nice freebies when the sauna was delivered. And now we can really enjoy every moment in our garden.

I'm really happy with my sauna purchase. Maya gave above and beyond excellent customer service. She wasn't pushy and gave impressive followup after the delivery to make sure everything was just right.

I enjoy my FD2 Sauna with Red Light, Infrared and radiant heat. Use it 5x a week and my post workout soreness is minimal and sleep great. Maya at Norse Steam was excellent to work with.
got amazing support for all my questions, fast delivery, and the team even reached out to me after to make sure everything was in order. perfect experience. highly recommended.

We purchased the 3-person sauna for our outdoor garden. We chose the cube sauna for the aesthetic and could not be happier.
I assembled by myself except for the 2 large panels (requires a few people). Instructions were good - took me two partial Saturdays to complete and a few hours to unpack and organize in advance of assembly. Had my elec. add a NEMA enclosure on the back for the controller and power for lights and a 2nd panel for the wireless control.
Customer service was excellent
They really went above and beyond to get my sauna up and running. I would really recommend them for any of your needs.

Awesome Sauna and Awesome Company and Experience purchasing it from Maya!
After much research I chose the Finnmark FD-2 and it has met and exceeded all my expectations! Easy to assemble and it functions great - just as advertised. I highly recommend it for home use!

Recently purchased the Finnmark one person after much research. Extremely happy with it and the ordering process. Maya was very responsive and helpful during the process and keeping us updated while we waited for shipment. There were several places I could have ordered this, but i chose Norse Steam based on the communication and customer service which was fantastic. The shipment was also excellent. The setup was pretty seamless for two people - but the best part is the sauna experience 10/10

Maya is amazing - super helpful and responsive. Looked at many stores, these guys have the best prices and service. Highly recommend

Norse Steam, and specifically Maya, were extremely helpful as I was making the decision for our Sauna. I was able to get all of the necessary details to make a decision as construction was happening in my backyard to make space for it.
We absolutely love the CL7G. It is extremely comfortable for 6 people (can fit more less comfortably). The Thermory Spruce and Aspen in the interior smells great. The lighting is lovely. We paired the CL7G with the Harvia Spirit 10.5kw.

Had great experience shopping at Norse Steam for the new heater. They had very good deal, with rocks. Customer service was good, and responded very fast with my questions. Received the heater, and it looks good, and the quality seem to be great. Will install soon, and am very excited to start experiencing sauna the way it ment to be

thanks Norse Steam for flawless transaction - I got instant replies on my questions, received competitive price on the wood stove and got it delivered within two weeks!
Can highly recommend Norse Steam for others.

I got the Norse Steam SaunaLife wood-fired hot tub, the S4N model, and its been seriously great. It heats up quicker than I expected, usually around an hour and a half, and once its hot, it stays that way for a good long while. The wood-fired system is simple to use, and honestly kind of fun.
The tub itself feels solid and well put together. The thermo-spruce exterior looks beautiful in person, and the fiberglass interior is smooth, deep, and easy to clean. Its the kind of setup that just works without a bunch of fuss, which I really appreciate.
Also, the team at Norse Steam was genuinely great to work with. Super helpful, quick to respond, and made the process really easy from start to finish. It felt like they actually cared that I was happy with it. The tub has totally become a go-to way to unwind, and I wouldnt change a thing.
This is a terrific stove from Harvia and is top quality, as youd expect from a reputable brand thats been in the sauna business for so long. Doing business with Norse Steam was also a pleasure. The order was processed quickly, communications from the company kept me up to date with processing and shipping, and everything arrived in perfect condition. Even scheduling the freight delivery for the stove and stones was a piece of cake. Everything went very smoothly and I will surely do business with them again in the future. Thanks for making it so easy

Maya was so knowledgeable and responsive. She helped me understand the product options and found a fantastic solution that fit our needs. Her follow through was very helpful and made us comfortable with our decision. We are extremely happy with the end result!

Its compatibility with advanced controls ensures a personalized sauna experience every time.
The customer service team was exceptional, prompt, knowledgeable, and helpful throughout the purchase process. They ensured smooth delivery and provided clear guidance on installation and operation. Overall, I highly recommend Harvia Club for anyone seeking premium-quality sauna equipment backed by excellent support!

Great experience purchasing Finnmark FD-2 from Norse Steam. Good communication and easy to assemble. Temperature increases quickly (30 minutes or less to 140) and maintains well. So far this has been a great purchase.

We purchased the Finnmark SD-1 sauna. Maya was extremely helpful with the purchase. We had an issue with the sauna not reaching the maximum temperature, and Maya connected us with the appropriate technician that explained how to correct the issue. The sauna now heats to the maximum temperature (170 degrees) in less than an hour, and it is a great unit. We are very happy with it, and we would definitely purchase from NorseSteam if we needed any other items.

I recently purchased a sauna from Norse Steam, and I couldn't be more impressed with the entire experience. From start to finish, their customer service was exceptional, and Maya deserves special recognition for her outstanding support!
Maya was incredibly knowledgeable and patient, answering all my questions about the sauna features, installation process, and maintenance. She went above and beyond to ensure I selected the perfect model for my home. Even after the purchase, Maya followed up to make sure everything was running smoothly and that I was satisfied with my sauna.
The sauna itself is top-notch beautifully designed, durable, and easy to use. It's clear that Norse Steam takes pride in the quality of their products and their commitment to customer satisfaction.
If you're considering a sauna, I wholeheartedly recommend Norse Steam. With their excellent customer service and high-quality products, you're in great hands. Thank you, Maya, and the entire Norse Steam team for a fantastic experience!
