What is a park model in Idaho?

Idaho calls it a park model recreational vehicle. Idaho Code 49-117 defines temporary accommodations for recreational, camping or seasonal use, built on a single chassis, originally mounted on wheels and no more than 400 sq ft in set-up mode. The manufacturer must certify compliance with ANSI A119.5.

Irontown’s nine park models fit that definition. Six are 330 to 398 sq ft, and three are 200 sq ft studios. All are 10 to 14 ft wide and ship on wheels on a single chassis. They have no holding tanks, so your site needs sewer or septic, water and electric hookups.

Where can you place a park model in Idaho?

Some Idaho counties have a written route for living on your own land. Others limit use to recreational stays, construction stays or RV parks. We strongly recommend contacting your local planning or building office. Before ordering, you must confirm zoning, permits, code compliance and any park rules with your local planning/building office and applicable park.

What Idaho state law says

Idaho separates how a park model is built from where you can place and use it. Meeting the state definition does not give you permission to occupy a particular lot. The county and city summaries below reflect rules read in September 2026.

  • Idaho Code 49-117 sets a maximum of 400 sq ft, with no minimum size or width limit. Irontown’s nine park models fit the definition, including the three 200 sq ft studios.
  • Idaho Code 39-4202 requires new park models sold in Idaho to meet ANSI A119.5. Section 39-4203 prevents local plumbing, heating or electrical construction standards from replacing that standard inside a compliant unit. It does not override zoning, placement, occupancy limits or site hookup permits.
  • Placement is local. Idaho has no state law giving a park model a right to sit on a lot. Idaho Code 67-6509A protects placement of HUD manufactured homes on single-family lots only.
  • Idaho Code 67-6541, effective July 1, 2026, excludes RVs and similar dwellings on wheels from its ADU definition. A park model is not an ADU under that law. Cities over 10,000 people have until February 1, 2027 to update their codes.
  • We found no statewide limit on stays in private RV parks. City or county codes and individual park rules set the limits, which vary widely.
  • Under IDAPA 58.01.03, new or expanded septic systems need a public health district permit before work starts. An existing system must have approved capacity for the added flow. Call your health district early about the proposed hookup.

Cities have their own rules

City limits matter. Sandpoint’s rules differ sharply from unincorporated Bonner County, and Boise’s tiny-home-on-wheels provision excludes RVs as written. An opening for a tiny home does not automatically cover an ANSI A119.5 park model.

If you own a resort, RV park or campground, plan for sewer or septic, water and electric at each park model site. New RV parks need conditional or special use permits almost everywhere in Idaho. Local stay limits vary, including seasonal spaces in Kootenai County and 180 days in Nampa. If you lease lots to customers who own their units, Idaho Code 55-2003 counts a park model as a home under the Manufactured Home Residency Act; review that chapter with your lawyer. Among the Idaho counties we read, Bonner and Lemhi have written routes to live in a park model on your own land, Idaho County has no zoning, and Gem allows permitted residency for up to two years. Each has conditions. Most others allow only seasonal or recreational stays, a stay while you build, or RV parks. Around Boise and Coeur d’Alene, the county codes point park models to RV parks. Among the other counties we read, Madison, Cassia and Owyhee point RVs to RV parks; Shoshone, Benewah, Clearwater and Adams are silent, so ask first; Nez Perce allows 60 days yearly with notice.

Approximate road distances include Idaho Falls at 263 miles, Twin Falls at 269, Boise at 390 and Sandpoint at 784. Boise is about 140 miles beyond the included distance, for about $1,800 in delivery. Sandpoint delivery is about $6,800.

Irontown’s nine park models travel as oversize loads. The carrier gets the Idaho Transportation Department permit under IDAPA 39.03.01. Loads over 12 ft wide travel in daylight; over 13 ft, weekday commuter hours are barred. Red-coded routes stop travel at 2 p.m. Friday and prohibit weekend travel. The permit sets pilot car needs by route and width. Pilot cars cost extra; setting the unit is quoted separately.

Idaho sales or use tax is 6% of the price; the manufactured-home reduction does not apply. Your quote shows whether tax is collected with the sale or paid at titling. Title within 30 days of delivery at your county assessor’s motor vehicle office, with the manufacturer’s certificate of origin, bill of sale and VIN inspection; ask that office what it needs. RV registration carries a yearly fee of $8.50 on the first $1,000 of market value plus $5 per additional $1,000. RV-registered units are exempt from property tax under Idaho Code 63-602J. A unit permanently attached to a foundation or with an attached building addition cannot register as an RV and is assessed as personal property instead.

Schedule a factory visit in Spanish Fork, Utah, where Irontown builds its park models. The factory is about an hour south of Salt Lake City International Airport, about three and a half hours from Pocatello, or six hours from Boise.

Common Questions

It depends on the county. Bonner permits RV dwelling units under local conditions, and Lemhi allows full-time use with additional requirements after six months. Idaho County has no zoning but requires health and utility approvals. Gem’s residency permit is limited to one year with one possible extension. Valley’s code does not settle year-round use.

A park model is not an ADU under Idaho Code 67-6541. Boise’s separate tiny-home-on-wheels provision excludes RVs, and the city lists park models as RVs. A standard ANSI A119.5 park model does not qualify as written. Ask a city planner in writing about your proposed unit.

Rental permission is local. Bonner County allows a yearly vacation rental permit for an RV dwelling connected to septic or sewer under BCRC 12-484. Teton, Bear Lake, Custer and Kootenai counties bar the rental uses described above. In Valley County, renting makes the lot an RV park requiring a conditional use permit.

Ask the county for your site’s required snow load and MCO for the model’s roof rating. Valley County design loads are 120 to 150 pounds per sq ft. Blaine County and Hailey require their tiny-home-on-wheels units to meet site snow loads. Bonner County allows an RV dwelling under a snow roof.

Yes. Idaho Code 49-117 has no minimum size, only a 400 sq ft maximum. The studios fit the state park model definition. A bathroom, kitchenette and deck are optional. Blaine County and Hailey have separate tiny-home-on-wheels certification and site requirements; size alone does not establish eligibility.
