What is a park model in Utah?

A park model is designed for temporary recreational, camping, travel or seasonal use. Irontown builds your unit to ANSI A119.5, the park model RV standard. Every unit ships on wheels on a single chassis.

In Utah, whether your unit is a travel trailer or a park model depends on the required special highway movement permit, not square footage. Each of Irontown’s nine park models is 10 to 14 feet wide and needs that permit. All nine qualify as park models in Utah, including the three 200 sq ft studios.

Where can you place a park model in Utah?

Your county or city sets the placement rules for your parcel. Possible routes include RV parks, campgrounds, resorts, certain agricultural, rural and RV zones, and seasonal or time-limited use on your land. You must confirm local and park permissions and obtain permits before ordering. County and city staff decide whether your planned use is allowed.

What Utah state law says

Utah Code 41-1a-102 defines a park model recreational vehicle. State land use laws do not mention park models, RVs or tiny homes. Each county and city writes its own placement rules.

  • A park model is designed and marketed for temporary recreational, camping, travel or seasonal use. It is not permanently affixed to real property for use as a permanent dwelling.
  • It is built on a single chassis mounted on wheels and requires a special highway movement permit to move.
  • Gross trailer area cannot exceed 400 sq ft in setup mode. Utah sets no minimum size.
  • State RV park rule R392-301 sets no state limit on length of stay. It requires a label showing compliance with NFPA 1192 or ANSI A119.5. Counties and parks set their own stay limits.

Cities and towns have their own rules

In Salt Lake City, code 21A.44.060 says you cannot occupy a recreational vehicle as a dwelling while it is parked on a property. Eagle Mountain’s accessory dwelling rules exclude housing units on wheels and require a site-built permanent foundation. Garden City (Bear Lake) defines a park model as 5 years old or newer, under 500 sq ft, and connected to culinary water and sewer. You cannot camp on a vacant lot. You cannot occupy an RV on a lot except during active construction of a home or cabin. That exception requires a temporary permit and allows up to 18 months. A guest’s RV may stay on a homesite for up to 14 consecutive days. Park models in campgrounds follow Garden City’s mobile home park rules. For other cities and towns, ask local staff about the code for your parcel.
