Irontown Modular · Authorized Dealer
Explore Irontown’s nine park models, built in Spanish Fork, Utah. My Cozy Outdoors is your authorized Irontown Modular dealer and direct point of contact from first question to delivery. Your quote includes free zoning guidance. Irontown is the official seller where a state license applies.
Wyoming has no statutory name for a park model in the titles we read. Its vehicle definitions leave classification unsettled. Local codes may treat yours as an RV, camping unit or mobile home; the ANSI A119.5 standard alone does not establish residential permission.
Irontown’s nine park models include six layouts of 330 to 398 sq ft and three 200 sq ft studios. They are 10 to 14 ft wide and ship on wheels on a single chassis. With no holding tanks, they need sewer or septic, water and electric hookups.
Placement depends on your jurisdiction and intended use. We strongly recommend contacting planning or building, or the county clerk where there is no zoning. Before ordering, you are responsible for confirming requirements with local officials, septic permitting authorities, the State Engineer’s Office and any park.
These summaries reflect statutes, agency material and local codes read in September 2026. MCO can share the code sections it found and suggest questions. A written permit route or a county without zoning does not establish approval for your site.
These rows cover unincorporated land; town names locate the area. Incorporated towns have separate rules. Seven counties have no county zoning. Other counties write conditional routes, leave classification unclear or restrict RV living to parks and construction periods. Day limits matter.
| County | Park model on your land | What the local rule says |
|---|---|---|
| Fremont County rural Lander, Riverton, Dubois, Shoshoni, Hudson, Pavillion, Crowheart, Jeffrey City | Allowed with conditions | No county zoning or building code limits park-model living. County septic, State Engineer well and electrical permits, covenants and floodplain rules still apply; Wind River Reservation zoning is separate. Source: Fremont County Planning Department, Building Codes and Certificates of Occupancy |
| Park County rural Cody, Powell, Meeteetse, Wapiti, Clark, Ralston, Garland | Allowed with conditions | Occupancy beyond 90 days yearly requires a Building/Zoning Permit as housing or a construction home and approved sewage (3.a.(7)(c)). Permanent RV living is barred in Sunlight, Upper South Fork and North Fork Planning Areas. |
| Big Horn County rural Basin, Greybull, Lovell, Cowley, Byron, Burlington, Shell, Hyattville, Manderson | Allowed with conditions | No countywide zoning; development, septic, well and electrical permits and covenants apply. Flood-zone RVs must stay under 180 consecutive days and highway-ready or be anchored like manufactured homes (Flood Regulation Ch. 5 Sec. 5). |
| Laramie County rural Cheyenne, Burns, Pine Bluffs, Albin, Carpenter | Allowed with conditions | Section 2-3-103 allows RV residence on owned LU land with zoning permission, permitted septic and hauled or permitted well water, without a day cap. Ask Planning about the companion 8.5 ft definition; construction stays allow 18 months. |
| Converse County rural Douglas, Glenrock, Rolling Hills, Bill, Shawnee | Allowed with conditions | No county zoning or building code limits park-model living. County septic, State Engineer well and electrical permits, recorded covenants, floodplain rules and the Airport Influence Area still matter. Source: Converse County Permits and Regulations |
| Goshen County rural Torrington, Lingle, Fort Laramie, Yoder, LaGrange, Veteran | Allowed with conditions | No county zoning or building inspections cap park-model living. County septic, State Engineer well and electrical permits and recorded covenants still apply; subdivision rules are being rewritten. Source: Goshen County Planning and GIS |
| Johnson County rural Buffalo, Kaycee, Lake DeSmet, Barnum | Allowed with conditions | No county zoning or building code limits park-model living. County septic permits require engineer-designed systems; State Engineer well and electrical permits, floodplain rules and recorded covenants still apply. Source: Johnson County Planning and Zoning |
| Campbell County rural Gillette, Wright, Rozet, Recluse | Allowed with conditions | Section 45.70(3)(a) permits park-model accessory dwellings beside manufactured homes in A-L, R-L and R-R, with written HOA/covenant approval and hookup permits. Zoning isn’t countywide; unzoned land still needs septic, electrical, plumbing and well permits, subject to covenants. |
| Crook County rural Sundance, Moorcroft, Hulett, Pine Haven, Aladdin, Beulah | Allowed with conditions | No county zoning, adopted building code or building permit requirement limits park-model living. County septic approval and inspection, an address, State Engineer well and electrical permits, and recorded covenants still apply. Source: Crook County Planning letter of Nov. 27, 2024 (Zoning and Building Permit Information) |
| Weston County rural Newcastle, Upton, Osage, Four Corners | Allowed with conditions | There is no county zoning or building permit. DEQ septic approval before construction, State Engineer well and electrical permits, subdivision rules and recorded covenants still apply. Source: Weston County Planning and Zoning |
| Lincoln County Star Valley, Afton area, Alpine, Thayne, Etna, Cokeville, rural Kemmerer, Diamondville, La Barge | Ask first | Unlisted uses are prohibited; private-lot RV occupancy has no listed route (7.3). Utility connections change parking requirements, and new dwellings must meet IRC rules (Chapter 1). RV parks require conditional approval. |
| Uinta County rural Evanston, Lyman, Mountain View, Fort Bridger, Bridger Valley, Piedmont | Ask first | Dwellings need 650 sq ft (Ch. 5, 3.a.(4)); none of these models qualifies. Ask about mobile-home classification and the one-year, extendable construction route requiring working water and sewer (Ch. 5, 3.e.(2)). |
| Hot Springs County rural Thermopolis, East Thermopolis, Kirby, Lucerne, Hamilton Dome, Grass Creek | Ask first | Land categories replace classic zoning; category changes need permits and hearings (4-4, 4-9). Private-lot RV living is unaddressed; county septic, well and electrical permits and covenants apply. One short-term rental accommodation is allowed on owner-occupied parcels (4-10). |
| Washakie County rural Worland, Ten Sleep, Winchester | Ask first | No zoning rules are published; private-lot occupancy is unaddressed, and the mobile-home definition catches park-model widths (2.01(v)). Septic, well and electrical permits and covenants apply. Approved commercial campgrounds cap stays at 90 consecutive days unless extended (8.02(g)). |
| Albany County rural Laramie, Rock River, Centennial, Tie Siding, Bosler | Ask first | The mobile-home dwelling definition could cover a park model, but the county has not said so in material we read. Obtain its written classification; zoning certificates and county septic permits apply, despite no county building code. Source: Albany County Zoning Resolution |
| Carbon County rural Rawlins, Saratoga, Encampment, Hanna, Medicine Bow, Baggs, Elk Mountain | Ask first | The code says nothing about private-lot RV living and expressly excludes RVs from ADUs. Its non-HUD chassis-home definition may apply; ask Planning about classification and the required county building permit. Source: Carbon County Zoning Resolution of 2015 (amended July 7, 2020) |
| Platte County rural Wheatland, Guernsey, Chugwater, Glendo, Hartville | Ask first | Private-lot trailer living is unaddressed, and definitions may not fit. In RAM zoning, a house unrelated to farm operations needs a zone change or special use permit. DEQ handles septic; there is no county building code. Source: Platte County Land Use Rules and Regulations (2025) |
| Niobrara County rural Lusk, Manville, Van Tassell, Node | Ask first | We could not read most of the 2019 manual. Legible travel-trailer wording describes temporary seasonal dwelling use and requires licensing. Ask about park-model classification and any change-of-use application. Source: Niobrara County Planning and Zoning Manual (2019) |
| Sheridan County rural Sheridan, Big Horn, Story, Ranchester, Dayton, Clearmont, Arvada | Ask first | RV occupancy is unaddressed, while permitted mobile homes have no definition. Ask which classification applies; unlisted uses require conditional approval and 2021 IRC compliance. Campgrounds are limited to commercial and industrial districts. Source: Sheridan County Zoning Rules and Regulations (amended Aug. 5, 2025) |
| Teton County rural Jackson, Wilson, Moran, Moose, Kelly, Alta, Hoback | RV parks and resorts only | Campsites allow under 31 days per 90 (6.1.5(D)). Construction shelter allows one year, extendable two more (6.1.12(D)). |
| Sublette County rural Pinedale, Big Piney, Marbleton, Boulder, Daniel, Bondurant | RV parks and resorts only | Construction sleeping quarters allow one year (III.35). Conditional Recreational Service campgrounds cap occupancy at 180 days per person. |
| Sweetwater County rural Rock Springs, Green River, Farson, Wamsutter, Granger, McKinnon | RV parks and resorts only | Construction/remodeling stays allow two years with house permits and approved hookups (8.E.3). RV ADUs and permanent foundations are barred. |
| Natrona County rural Casper, Bar Nunn, Mills, Evansville, Midwest, Edgerton | RV parks and resorts only | Certified temporary use: under 90 days; construction: one year (4.12.04 A,C). Small/private campgrounds cap stays at 30 consecutive days (4.09.02, 4.09.03). |
County rules do not carry into incorporated towns. Most cities we read restrict RV living to parks, with short visits or construction exceptions. Buffalo was available only in a 2016 copy; Lander, Afton and Thermopolis had older or undated codifications. Ask those towns for current text.
| City | Park model on your land | What the local rule says |
|---|---|---|
| Gillette | Ask first | We found no private-lot RV living permission or ban in the chapters read. Its mobile/manufactured-home definition could apply, but enhanced manufactured homes need 24 by 36 feet and a frost-free foundation. Source: Gillette Zoning Ordinance |
| Green River | Ask first | RV occupancy and campground uses are absent, but the chassis-based mobile-home definition may apply (1.7(85)). Mobile-home parks are permitted in MH or by special use in R-3 and R-4 (3.2(A)); ask about classification. |
| Rawlins | Ask first | Section 19.04.090 permits one occupied RV on homeowner-owned land for 30 days with a site plan, plus two possible 30-day extensions yearly. This is temporary; trailers cannot be ADUs (19.24.050). |
| Powell | Ask first | Travel trailers cannot exceed 8 ft 6 in wide (17.68.010), excluding these models. Off-site dwellings larger than 256 sq ft meet its mobile-home definition (17.04.010); ask how each model is classified. |
| Torrington | Ask first | Its broad mobile-home definition may cover a park model (18.08.470), but private-lot living is unaddressed. Trailer-camp stays cap at 15 consecutive days (18.08.720); ask which rules apply. |
| Evanston | Ask first | Mobile-home definitions and permitted districts suggest a route (24-54, 24-53A), but building rules require qualifying construction and 24 ft width (7-52.1). Travel-trailer living outside parks or campgrounds is barred (24-62); ask which classification applies. |
| Afton | Ask first | TH permits RVs on 3,200 sq ft lots with hookups (17-3-2.5, 17-5-3.4). Resource Conservation and Recreation allows seasonal temporary RV housing; no day limit is printed. Ordinary residential districts are silent; confirm current text. |
| Buffalo | Ask first | The 2016 copy’s width and length definitions exclude park models. RV exceptions allow 10 days per stay, three yearly, or six months during construction (Article 10, Section 5); parks cap stays at 14 days. Confirm current text. |
| Cheyenne | RV parks and resorts only | Listed parks are required (5.8.2(g)). Over-180-day areas require self-contained units under 20 years with RVIA seals (5.7.10(k)); ask about tankless models. |
| Casper | RV parks and resorts only | Private camping caps at seven consecutive days, 14 yearly, with written permission (17.104.170(D)). Ask about park-model classification. |
| Laramie | RV parks and resorts only | Occupancy requires approved parks, communities or campgrounds (8.68.090(A)). One visiting RV may stay 14 days yearly on residential land. |
| Sheridan | RV parks and resorts only | Visitor exceptions allow two weeks with self-containment or sanitary facilities (25-3(a)). RV parks belong in B-1 or M-1 (25-10). |
| Rock Springs | RV parks and resorts only | RV ADUs are barred (157.086 note 13). Approved manufactured-home parks allow RVs in 10% of spaces with permits/inspection (note 15(k)). |
| Jackson | RV parks and resorts only | Camping-unit occupancy is not residential use (6.1.4.A.2.c). Construction shelter allows one year, extendable two more (6.1.12.D). |
| Douglas | RV parks and resorts only | Residential visits cap at 14 days per 30, never rented or ADUs (6.7.1(l)). RV parks require MH-2 zoning (6.30). |
| Cody | RV parks and resorts only | Construction/remodeling RV permits allow twelve months with a building permit (10-8-2). RVs cannot be ADUs. |
| Riverton | RV parks and resorts only | Occupied units require approved mobile-home parks (17.80.070). Exceptions allow construction-project permits or private-property visitors for 72 hours. |
| Lander | RV parks and resorts only | Outside approved parks, occupancy caps at 96 hours (4-11-5). Park residential use is restricted to owners/staff (4-13-1); confirm current text. |
| Pinedale | RV parks and resorts only | Nonpaying guests get 14 days per 30 without town sewer (158-1). Parks allow 180 consecutive days, 360 on 20% of spaces (475-195). |
| Thermopolis | RV parks and resorts only | Outside qualifying mobile-home parks, occupancy caps at five days monthly and 30 yearly (15-1306, 15-106). Confirm current text. |
Resort, RV park or campground owner? Sites need sewer or septic, water and electric. Local zoning, wastewater permits, a miscellaneous-use well permit and State Fire Marshal site-plan review apply. Wastewater sizing is 100 gallons daily per RV site. A park of permanent units may need subdivision approval; ask the county. Local and park stay limits govern occupancy. Cheyenne’s longer-stay route requires self-containment; ask how tankless units qualify. Explore Park model cabins for resorts and campgrounds.
Wyoming has no statewide rule either way, so the answer is local. Teton, Sublette, Sweetwater and Natrona codes allow RV living only in an RV park or while you build, with limited temporary exceptions above. Seven counties without county zoning, Fremont, Big Horn, Converse, Goshen, Johnson, Crook and Weston, set no county living limit, but septic, well and electrical permits, floodplain rules and recorded covenants still apply; “no zoning” is not an approval. Laramie, Park and Campbell counties write a route, each with conditions. Most cities we read allow RV living only in RV parks, apart from limited exceptions. Several counties define a mobile home by width in ways that could catch a park model. We did not read Alpine, Star Valley Ranch, Worland, Newcastle, Kemmerer, Saratoga, Dubois, Wheatland, Lusk, Sundance or smaller-town codes, so ask first there.

Southwest Wyoming is inside the included delivery miles, including Evanston and Rock Springs. Delivery includes the first 250 miles from Spanish Fork, then $12.75 per mile. Beyond them, Jackson adds about $600 and Casper about $2,300. Choose your nearest town and model in the calculator.
Estimate only. Designer Series starting price. Pilot cars, setting the unit, site work, permits and tax are not included.
The carrier obtains a Wyoming Highway Patrol oversize permit and approval for county or city roads. Loads 14 ft wide or crossing the centerline need two escorts on two-lane roads; interstate escorts start at 15 ft. Escorts cost extra, and setting is quoted separately.
Oversize moves generally require daylight; 10 ft studios may travel at night on interstates. Escorted moves face holiday restrictions. Wind closures and winter restrictions can delay delivery until a suitable weather window.
Wyoming charges 4% state sales tax; county totals range from 4% to 7%, with 9% in two Teton resort districts. Your rate depends on the county. Delivery is taxable. The tax base and collection point remain unsettled: vehicle treatment uses invoice price through the treasurer; transportable-home treatment taxes 70% at first sale. Confirm both with the county treasurer before ordering. The quote shows applicable sale tax; the estimate excludes tax, title and registration or property tax. Ask the county clerk whether your unit needs a title. Highway operation requires vehicle registration; registered house trailers are exempt from property tax. Ask the assessor which treatment applies. Stays under 30 continuous days carry a 5% statewide lodging assessment plus up to 2% local lodging tax, on top of sales tax.
Schedule a factory visit in Spanish Fork, Utah, about an hour south of Salt Lake City International Airport. Driving takes about two hours from Evanston, three and a half from Rock Springs and seven and a half from Cheyenne. Many eastern Wyoming customers fly into Salt Lake City.
There is no statewide answer. Seven counties have no county zoning, but permits, floodplain rules and covenants still apply. Laramie, Park and Campbell write conditional routes with classification or location limits. Rural acreage does not establish permission. Plan for private land; mountain sites may have local snow and wind requirements.
Wyoming has no state ADU or tiny home law authorizing that use. Cheyenne restricts RV use to listed parks; Casper limits private camping; Jackson says camping-unit occupancy is not residential use. Calling a park model a tiny home does not create an ADU route.
Rental use depends on local permission. Hot Springs County allows one short-term rental accommodation on an owner-occupied parcel (4-10). Douglas bars renting residential-lot RV stays; Sublette restricts rentals in structures not intended for residential use. A rental falls outside domestic well use and needs a miscellaneous-use permit.
No statewide limit appears in the statutes we read. Teton campsites allow less than 31 days per 90; Natrona small and private campgrounds allow 30 consecutive days; Sublette allows 180 days per person. Cheyenne has a conditional longer-stay route, but tankless-unit eligibility needs clarification. Park rules also apply.
Wyoming sets no minimum size, so as we read it the studios stand on the same footing as the larger models under state law. Their 10 ft width still exceeds local RV definitions capped at 8 ft or 8 ft 6 in. Their transport conditions are lighter.
Your unit ships on wheels on a single chassis. Wheels, skirting and decks depend on county and park rules. With no holding tanks, your site needs sewer or septic, water and electric hookups.
State sales tax is 4%; county totals range from 4% to 7%, with 9% in two Teton resort districts. The rate depends on the county. Confirm the unsettled tax base and collection point with the county treasurer. Ask the clerk about title and the assessor whether registration or property-tax treatment applies.
High-profile loads must observe WYDOT wind closures and winter restrictions. Your carrier may need a weather window, along with oversize permits and local-road approval. Delivery includes the first 250 miles from Spanish Fork, then $12.75 per mile. Escorts and setting cost extra.
This is a plain-language summary of rules as we read them in September 2026, not legal advice or an approval. Rules change, and your local planning or building office decides how its rules apply. You are responsible for confirming zoning, permits and code compliance, obtaining any required permits, and confirming any park requirements with the park before ordering.
Tell My Cozy Outdoors your location, parcel size and intended use. Your quote includes free zoning guidance: code sections we found and suggested questions. Before ordering, you are responsible for confirming requirements with local officials, septic permitting authorities, the State Engineer’s Office and any park.

LOVE this suana. Maya and Norse Steam Team were amazing to work with!

A sauna turns your garden into a spa oasis. We debated it for a while, but after renovating our house, we pulled the trigger and bought a sauna from Norse Steam and Maya. She was always super responsive and helpful throughout the process. Don't kid yourself, getting a really nice sauna is not that easy. Sizing and heating need to be figured out, as does the building, but we have always had a helpful partner on our side. She never upsold us on anything we didn't need, and we got some nice freebies when the sauna was delivered. And now we can really enjoy every moment in our garden.

I'm really happy with my sauna purchase. Maya gave above and beyond excellent customer service. She wasn't pushy and gave impressive followup after the delivery to make sure everything was just right.

I enjoy my FD2 Sauna with Red Light, Infrared and radiant heat. Use it 5x a week and my post workout soreness is minimal and sleep great. Maya at Norse Steam was excellent to work with.
got amazing support for all my questions, fast delivery, and the team even reached out to me after to make sure everything was in order. perfect experience. highly recommended.

We purchased the 3-person sauna for our outdoor garden. We chose the cube sauna for the aesthetic and could not be happier.
I assembled by myself except for the 2 large panels (requires a few people). Instructions were good - took me two partial Saturdays to complete and a few hours to unpack and organize in advance of assembly. Had my elec. add a NEMA enclosure on the back for the controller and power for lights and a 2nd panel for the wireless control.
Customer service was excellent
They really went above and beyond to get my sauna up and running. I would really recommend them for any of your needs.

Awesome Sauna and Awesome Company and Experience purchasing it from Maya!
After much research I chose the Finnmark FD-2 and it has met and exceeded all my expectations! Easy to assemble and it functions great - just as advertised. I highly recommend it for home use!

Recently purchased the Finnmark one person after much research. Extremely happy with it and the ordering process. Maya was very responsive and helpful during the process and keeping us updated while we waited for shipment. There were several places I could have ordered this, but i chose Norse Steam based on the communication and customer service which was fantastic. The shipment was also excellent. The setup was pretty seamless for two people - but the best part is the sauna experience 10/10

Maya is amazing - super helpful and responsive. Looked at many stores, these guys have the best prices and service. Highly recommend

Norse Steam, and specifically Maya, were extremely helpful as I was making the decision for our Sauna. I was able to get all of the necessary details to make a decision as construction was happening in my backyard to make space for it.
We absolutely love the CL7G. It is extremely comfortable for 6 people (can fit more less comfortably). The Thermory Spruce and Aspen in the interior smells great. The lighting is lovely. We paired the CL7G with the Harvia Spirit 10.5kw.

Had great experience shopping at Norse Steam for the new heater. They had very good deal, with rocks. Customer service was good, and responded very fast with my questions. Received the heater, and it looks good, and the quality seem to be great. Will install soon, and am very excited to start experiencing sauna the way it ment to be

thanks Norse Steam for flawless transaction - I got instant replies on my questions, received competitive price on the wood stove and got it delivered within two weeks!
Can highly recommend Norse Steam for others.

I got the Norse Steam SaunaLife wood-fired hot tub, the S4N model, and its been seriously great. It heats up quicker than I expected, usually around an hour and a half, and once its hot, it stays that way for a good long while. The wood-fired system is simple to use, and honestly kind of fun.
The tub itself feels solid and well put together. The thermo-spruce exterior looks beautiful in person, and the fiberglass interior is smooth, deep, and easy to clean. Its the kind of setup that just works without a bunch of fuss, which I really appreciate.
Also, the team at Norse Steam was genuinely great to work with. Super helpful, quick to respond, and made the process really easy from start to finish. It felt like they actually cared that I was happy with it. The tub has totally become a go-to way to unwind, and I wouldnt change a thing.
This is a terrific stove from Harvia and is top quality, as youd expect from a reputable brand thats been in the sauna business for so long. Doing business with Norse Steam was also a pleasure. The order was processed quickly, communications from the company kept me up to date with processing and shipping, and everything arrived in perfect condition. Even scheduling the freight delivery for the stove and stones was a piece of cake. Everything went very smoothly and I will surely do business with them again in the future. Thanks for making it so easy

Maya was so knowledgeable and responsive. She helped me understand the product options and found a fantastic solution that fit our needs. Her follow through was very helpful and made us comfortable with our decision. We are extremely happy with the end result!

Overall, I highly recommend Harvia Club for anyone seeking premium-quality sauna equipment backed by excellent support!

Great experience purchasing Finnmark FD-2 from Norse Steam. Good communication and easy to assemble. Temperature increases quickly (30 minutes or less to 140) and maintains well. So far this has been a great purchase.

We purchased the Finnmark SD-1 sauna. Maya was extremely helpful with the purchase. We had an issue with the sauna not reaching the maximum temperature, and Maya connected us with the appropriate technician that explained how to correct the issue. The sauna now heats to the maximum temperature (170 degrees) in less than an hour, and it is a great unit. We are very happy with it, and we would definitely purchase from NorseSteam if we needed any other items.

I recently purchased a sauna from Norse Steam, and I couldn't be more impressed with the entire experience. From start to finish, their customer service was exceptional, and Maya deserves special recognition for her outstanding support!
Maya was incredibly knowledgeable and patient, answering all my questions about the sauna features, installation process, and maintenance. She went above and beyond to ensure I selected the perfect model for my home. Even after the purchase, Maya followed up to make sure everything was running smoothly and that I was satisfied with my sauna.
The sauna itself is top-notch beautifully designed, durable, and easy to use. It's clear that Norse Steam takes pride in the quality of their products and their commitment to customer satisfaction.
If you're considering a sauna, I wholeheartedly recommend Norse Steam. With their excellent customer service and high-quality products, you're in great hands. Thank you, Maya, and the entire Norse Steam team for a fantastic experience!
