Modular homes by what you need

For a house on its own lot, explore the full size prefab homes, from 1165 to 2198 square feet. These prefab modular homes include one story rambler layouts and two story options in traditional and modern styles. If you need a 3 bedroom modular home, compare where the bedrooms sit. Read the modular home floor plans for details such as a kitchen island, porch, basement option or garage.

For a second home behind your main house, browse every backyard ADU we carry, from 497 to 1002 square feet. An accessory dwelling unit has its own kitchen, bath and door, and these ADUs stand on their own foundation. You might want a guest house or room for family. Check with your town before choosing a layout for your backyard.

For a small cabin, start with the park model cabins under 400 square feet. These park model homes follow the park model RV code and suit campgrounds, recreation land and some residential lots, depending on the town. You can also browse the same cabins on the tiny homes page. If you searched for a tiny home, compare the footprint and any porch or deck options.

From the factory to your foundation

Every home here uses modular construction and is built in sections in Spanish Fork, Utah. With modular home construction, the walls, floors, roof, kitchen and baths are finished inside the factory. The sections are then trucked to your lot and set by crane on the permanent foundation you provide, like a site-built home. Your sitework, foundation and permits are yours to arrange.

Choose your delivery region and finish series on the listing, then use Request a Quote to confirm the figure for your address before anything is built. Every listing starts with the Designer Series finishes, one of four finish series, with upgrades quoted separately. An interior designer works through interior and exterior finishes with you before construction. The crane set is part of the quote for full size homes and ADUs, while park models have the crane and set quoted separately.

Frequently asked questions

What is a modular home?

It is a home built in sections inside a factory in Spanish Fork, Utah. The sections arrive with walls, floors, roof, kitchen and baths finished. What remains on-site is the crane set and finishing your permanent foundation. You arrange sitework, the foundation and permits.

Is a modular home the same as a manufactured or mobile home?

No, these homes are not manufactured or mobile homes. A manufactured home is a different product built on its own frame, and we do not sell one. None arrive on wheels. They are trucked to your lot and set by crane on the permanent foundation you provide.

Can these homes have a basement or a garage?

Yes, on plans drawn for them. The 1165 square foot rambler and 1255 square foot cabin offer basement stairs, while the 1220 square foot rambler includes a two car garage in Utah only. The narrow modern two story offers a garage level below. Discuss your foundation with your builder early.

What is the downside of a modular home?

You choose existing plans and options, though an interior designer works through finishes with you. Sitework, the foundation and permits are yours to arrange. The crane needs a clear path to the foundation. You also need to check the listing's region choices because two plans are offered in Utah only.

How does an order work here?

Choose your delivery region and finish series, then use Request a Quote to confirm the figure for your address. The interior designer works through finishes before construction. Your home is trucked to your lot and set by crane. Call us and we will talk your modular home through.
