Confirm these three things before you order; My Cozy Outdoors helps you think them through.
Nevada law counts factory-built housing as a single-family residence in every zoning ordinance. Your city zone sets setbacks, height and design rules. County rural districts set acreage minimums and homes per parcel. Boulder City, Carson City, Douglas County and Lake Tahoe lots may need a growth allocation. Confirm your zone and parcel’s legal status before ordering.
Modules are about 15 ft wide, so your lot needs a truck route, staging area and crane pad. The carrier gets the Nevada Department of Transportation oversize permit. It travels in daylight on weekdays, with a pilot car if the permit requires it. Lake Tahoe routes restrict over-width loads, including State Route 28, U.S. Route 50, Mount Rose and Kingsbury Grade. Irontown reviews your route during feasibility. Winter delivery over the Sierra can wait for a weather window.
Without sewer, your health district or county approves septic before the building permit, with sizing based on bedrooms and soil. Without a water line, settle the well question first. The State Engineer generally will not allow a new domestic well where public water can serve your lot. A new Pahrump basin well needs its own water right. Ask your county early.

West Wendover and Carlin require 1,200 sq ft; Churchill County’s E-1, R-1 and R-2 zones exclude Walker. Ask before choosing it. Wells, Carlin and Douglas County require widths of 20 to 23 ft, which the 15 ft wide Berkeley plans miss. Other plans are at least 24 ft wide.

Multi-State Designer Series starting prices range from $276,800 for Walker to $502,100 for Mill Creek. They include modules, delivery and standard crane set for the first 250 miles from Spanish Fork, reaching West Wendover, Baker, Montello, Wells and Ely. Beyond that, transportation is $12.75 per mile per truckload: about $400 to Elko, $1,500 to Las Vegas, $4,100 to Reno and $4,300 to Carson City. A two-module home doubles those figures.

These are the items the general contractor, city and county charge for, quoted by the contractor and city, not by MCO.
Your budget also covers land, foundation, site work, stitch, utilities, permits, connection fees, site engineering and applicable tax. The general contractor prices on-site work, and the city or other relevant office sets its charges. MCO does not quote those items.
Impact fees are one-time charges some cities and counties add to a new home. A residential construction tax for parks can add up to $1,000 per home, and Clark County and Las Vegas also charge a transportation tax of up to $1,000. Water and sewer connection charges are set by the city or district and are often the largest item: Mesquite’s water charges total about $11,626 per home, Churchill County lists $7,200 water and $6,500 sewer connections, and Reno lists sewer connections of $12,002 to $14,594.
Nevada charges sales and use tax on a factory-built home delivered into the state; the written quote shows the tax treatment for your sale. Once set on its foundation, your home is real property. The county assessor adds its value to your parcel the year it appears. The primary residence cap has its own rules, so ask the assessor.
This is not a manufactured home built to the federal HUD code, a mobile home or a kit. Irontown builds your house in sections to the International Residential Code, the residential code Nevada’s cities and counties adopt. A crane sets it on your permanent foundation. Here, “prefab” and “modular” mean the same thing.
Nevada calls this factory-built housing. Every city and county zoning ordinance includes it as a single-family residence, with the same development standards as a site-built house. The Housing Division runs the state program and approves the factory-built part. Your city or county building department permits and inspects the foundation, the utility connections, the set and the stitch. Where a county has no building department, the Housing Division inspects the set on request. How the program applies to your project is confirmed in the feasibility review.
Your home gets no vehicle title. Once set, it is a permanent building and real property. The assessor adds its value to your parcel the year it appears; ask about primary residence cap rules. Most buyers use construction loans that convert to mortgages. Your lender decides whether conventional, Federal Housing Administration (FHA) or Department of Veterans Affairs (VA) programs apply.
Nevada has no statewide residential code or state snow, wind or earthquake figure for houses. Your city or county sets these figures. Irontown’s engineers use them to design your home for your site’s conditions during pre-construction. There is nothing for you to calculate.
Your city or county publishes design wind speeds in miles per hour. Las Vegas, North Las Vegas, Clark County and Mesquite list 98. Ely, White Pine County, Fallon and Fernley list 115. Reno, Sparks, Washoe County, Carson City and Douglas, Lyon and Storey counties list 120. Lovelock lists 90. During pre-construction, Irontown engineers your home’s structure and connections to your city or county’s figure.
A snow load is the weight of snow your roof must carry, in pounds per square foot (psf). Winnemucca and Humboldt County list 5 to 10 psf, Churchill County starts at 20, Caliente lists 25, Wells, Elko, Lovelock and Pershing County list 30, Sparks 43. Elko County lists 50 psf through 6,000 ft and 70 psf through 7,000 ft, and Lincoln County ranges from 15 at Alamo to 40 at Pioche. Reno and Lake Tahoe vary with elevation. Irontown’s engineers design your roof and structure to your figure.
Nevada requires earthquake provisions in every local building code. Design levels are higher around Reno, Washoe County and Lake Tahoe than in the Las Vegas valley. Your city or county’s earthquake design value goes into your stamped plans during pre-construction, the same requirement a site-built home meets.
Wildfire rules are local. Washoe County, the Las Vegas valley, Douglas County, Carson City and Storey County adopt the International Wildland-Urban Interface Code. Defensible space and ignition-resistant construction rules apply around Lake Tahoe and Mount Charleston. Defensible space is a cleared, maintained area around your house, and your local fire agency inspects it. A city or county may require fire sprinklers in a new home under 5,000 sq ft after a public cost-benefit finding. Irontown addresses the wildfire rules for your lot in the engineered plans during pre-construction.

Irontown’s phases total about five to seven months: 1 to 2 weeks, 2 to 3 months, then 12 to 16 weeks. Your city or county’s permit review runs alongside pre-construction; Nevada sets no state deadline, so ask your office for its estimate. Your contractor’s site work adds time, and winter over the Sierra can shape a Reno or Lake Tahoe delivery date.
Your general contractor handles site work, foundation, utilities, stitch and finish, pricing that work separately from your home. Nevada requires a Nevada State Contractors Board licence. Owners building for their own occupancy, not sale or lease, may apply to the Board for the owner-builder exemption. Irontown has connections to some general contractors. Before ordering, you must confirm requirements with city or county planning and building offices, and septic with the health district or county.
A city row applies inside city limits. County rows cover that county’s unincorporated areas. These notes highlight permit offices, published charges and local plan restrictions for your conversations with the relevant office.
Eureka County, Esmeralda County and Nye County outside the Pahrump district have no county building department issuing house building permits. The Housing Division inspects the set on request. Septic, water, flood and covenant rules still apply. The state septic permit costs $498 in several rural counties.
Inside city limits, single-family homes are permitted uses on residential lots; zones and covenants govern lot size, setbacks, height, coverage, design review and HOA rules. Boulder City, Carson City and Douglas County have growth controls; Tahoe lots can need allocations. On county land, rural residential and agricultural districts apply acreage minimums and dwelling-per-parcel rules. Some areas have no zoning, but legal parcel status is still confirmed with the county before ordering.
Delivery needs a truck route and crane pad. The carrier obtains the Nevada Department of Transportation oversize permit, with daylight and weekday travel rules and a pilot car if the permit requires it. Tahoe routes including SR 28, US 50, Mount Rose and Kingsbury Grade restrict over-width loads and need special permits. Feasibility review plans winter timing: a winter delivery over the Sierra or to a Lake Tahoe lot can wait for a weather window and a route the permit allows.
On rural lots without sewer, septic approval through the health district or county comes before the building permit. A well-served lot answers the well question first, including public water availability and Pahrump’s water-right requirement. During pre-construction, engineered plans address ground snow loads by elevation, wind, seismic values and local wildfire rules.

No. This modular home is factory-built housing built to the International Residential Code and placed on a permanent foundation. A manufactured home follows the federal HUD code and has a permanent chassis. This home is not a mobile home and receives no vehicle title.
The Housing Division approves the factory-built part under Nevada’s program. The local building department permits and inspects site work, subject to the local arrangements described above. Where no county building department exists, the Division inspects the set on request; applicable installation, septic and water requirements remain. The feasibility review confirms the process for your project.
Irontown lists 1 to 2 weeks for feasibility, 2 to 3 months for pre-construction, and 12 to 16 weeks for construction and delivery. Local permit review is additional. Site readiness, permits and delivery weather can affect timing.
Charges depend on the city, county and utility district. Impact fees and construction taxes are local choices. Water and sewer charges can be substantial: Mesquite’s published water line items total about $11,626, while Reno sewer connections range from $12,002 to $14,594.
Rural zones set acreage and dwelling-per-parcel rules. Without zoning, legal parcel, septic, well, covenant and applicable floodplain requirements remain. Mountain and wildfire sites need engineered plans addressing snow by elevation, seismic values and wildfire rules. Tahoe vacant lots can require residential allocations, and delivery depends on permitted routes.
Most buyers use a construction loan with progress draws that converts to a mortgage after completion. Ask MCO for an introduction to Irontown’s external referral lenders with your quote. Your lender decides eligibility, including FHA, VA or conventional options.
A Nevada State Contractors Board licensed general contractor handles the on-site work and prices it separately. Owners building for their own occupancy, not sale or lease, may apply for the owner-builder exemption. Irontown’s feasibility review includes contractor support.

Extra transport per truckload is about $4,000 to Sparks, $4,100 to Reno and $4,300 to Carson City, so a two module Walker adds about $8,200 to Reno. Reno lists $12,002 to $14,594 sewer connections and $6,105.37 or $5,587.64 road fees. Sparks lists a $9,776.19 sewer connection plus $6,105.37 in road fees. Carson City lists water from $3,859.51 and sewer at $5,040.47, and some projects need a growth allocation. Design wind is 120 miles per hour, and snow varies with elevation.

Irontown engineers your home to your city’s or county’s site figures during pre-construction, the same requirement a site-built home meets.
Nevada requires every zoning ordinance to include factory-built housing as a single-family residence. City zones govern setbacks, height and coverage; homeowners association rules also apply. County rural districts set acreage minimums and homes per parcel. Boulder City, Carson City, Douglas County and the Lake Tahoe basin require growth allocations. Your parcel must be legal, and recorded covenants still apply. Confirm requirements with your city or county planning department before ordering.
Without a water line, settle the well question first. The State Engineer generally prohibits new domestic wells where public water can serve your lot. One domestic well serves one home. Without sewer, your health district or county approves septic before the building permit. Septic sizing depends on bedrooms and soil.
Once permanently set, your home is a building and real property, not a vehicle or titled manufactured home. Your county assessor values it with your land, adding it the year it appears. Ask the assessor about primary residence cap rules. Buyers use construction loans that convert to mortgages. Irontown’s phases total about five to seven months. Feasibility takes 1 to 2 weeks; pre-construction and engineered plans take 2 to 3 months; building, shipping and setting take 12 to 16 weeks. Your city or county reviews permits alongside pre-construction. Nevada sets no state deadline for house permits, so ask your city or county for its current estimate. Without sewer, septic approval comes first. Reno and Lake Tahoe deliveries account for winter over the Sierra.

A sauna turns your garden into a spa oasis. We debated it for a while, but after renovating our house, we pulled the trigger and bought a sauna from Norse Steam and Maya. She was always super responsive and helpful throughout the process. Don't kid yourself, getting a really nice sauna is not that easy. Sizing and heating need to be figured out, as does the building, but we have always had a helpful partner on our side. She never upsold us on anything we didn't need, and we got some nice freebies when the sauna was delivered. And now we can really enjoy every moment in our garden.

We purchased the 3-person sauna for our outdoor garden. We chose the cube sauna for the aesthetic and could not be happier.
I assembled by myself except for the 2 large panels (requires a few people). Instructions were good - took me two partial Saturdays to complete and a few hours to unpack and organize in advance of assembly. Had my elec. add a NEMA enclosure on the back for the controller and power for lights and a 2nd panel for the wireless control.

I got the Norse Steam SaunaLife wood-fired hot tub, the S4N model, and its been seriously great. It heats up quicker than I expected, usually around an hour and a half, and once its hot, it stays that way for a good long while. The wood-fired system is simple to use, and honestly kind of fun.
The tub itself feels solid and well put together. The thermo-spruce exterior looks beautiful in person, and the fiberglass interior is smooth, deep, and easy to clean. Its the kind of setup that just works without a bunch of fuss, which I really appreciate.
Also, the team at Norse Steam was genuinely great to work with. Super helpful, quick to respond, and made the process really easy from start to finish. It felt like they actually cared that I was happy with it. The tub has totally become a go-to way to unwind, and I wouldnt change a thing.

Great experience purchasing Finnmark FD-2 from Norse Steam. Good communication and easy to assemble. Temperature increases quickly (30 minutes or less to 140) and maintains well. So far this has been a great purchase.

We purchased the Finnmark SD-1 sauna. Maya was extremely helpful with the purchase. We had an issue with the sauna not reaching the maximum temperature, and Maya connected us with the appropriate technician that explained how to correct the issue. The sauna now heats to the maximum temperature (170 degrees) in less than an hour, and it is a great unit. We are very happy with it, and we would definitely purchase from NorseSteam if we needed any other items.
