What is a park model?

In the western states, a park model is legally a recreational vehicle. It is built on one chassis and measures 400 sq ft or less. You use it as a recreational or seasonal cabin, not a permanent home.

Irontown Modular builds park models to ANSI A119.5, the park model RV code, in Spanish Fork, Utah. Irontown has built residential and commercial units for more than 40 years. Because a park model is an RV, it needs no state modular approval.

Where can you put a park model?

Your county’s rules decide whether a park model is allowed. Those rules differ a lot from county to county. You are responsible for confirming local and park rules with the relevant offices and getting permits before ordering.

Usually not a backyard ADU

A park model usually cannot serve as your backyard home, also called an ADU, in a city. Almost everywhere, an ADU must meet the building code, and an RV does not qualify. Check your land before you order

Before you order, we ask for your county and parcel size. We also ask whether a house is on the parcel and how you plan to use the cabin. Before ordering, confirm your parcel, model and use with the local office and park, and obtain required permits. Where it fits, we suggest the same floor plan in a version built for a permanent foundation.

Six models range from 330 to 398 sq ft, with starting prices from $108,400 to $167,200: Cabana 300, Sledhaus Mini, Mysa 400, Sledhaus 400, Skyview 400 and Cabana 400. Three 200 sq ft studios have starting prices from $65,800 to $68,600: Cabana 200, Mysa 200 and Sledhaus 200.

Plan your site and delivery

Your park model ships on wheels and usually needs far less site work than a modular home. Site work includes a level pad or piers, tie-downs, skirting, steps, and utility hookups done by licensed trades with local permits. Delivery includes the first 250 miles from Spanish Fork, Utah, then costs $12.75 per mile, plus a pilot car where required. Setting your unit on site is quoted separately.
