Understand Park Model Code for Resort Permits

Your RV park, campground or glamping resort usually operates under a county special or conditional use permit, plus health and wastewater approvals. You are responsible for confirming site, model and use approvals with the local office and obtaining permits before ordering.

Irontown builds these cabins to ANSI A119.5, the park model RV code. A park model is legally an RV on one chassis, with 400 sq ft or less for recreational or seasonal use. It is not a permanent home. County and state rules decide what your site allows, and we can share the code sections we found before you order.

Run Your Own Rental Numbers

A cabin that looks good in photos can earn a higher nightly rate. Enter your own nightly rate, occupancy and cabin price in the calculator to see yearly gross revenue and how many years of gross revenue equal the cabin price.

Gross revenue per year, per cabin

Example only. Gross revenue before operating costs, site work, delivery and taxes.

The default example uses $225 a night at 55% occupancy, or about $45,200 a year in gross revenue per cabin. This is an example, not a promise. It leaves out operating costs, site work and taxes, so it does not show profit or when you will recover your full investment.

Prepare Your Site

You provide the site work, utilities and truck access for your cabins.

Start With Local Guidance
This guide is a starting point. You are responsible for confirming with your local planning or building office that your parcel, chosen model and planned use are allowed before ordering, and we strongly recommend contacting that office. MCO can share the code sections it found and suggest questions to ask.
  • A level pad or piers
  • Tie-downs, skirting and steps
  • Water service
  • Sewer or septic service and power
  • Utility hookups by licensed trades with local permits
  • Truck access wide enough for a 14 ft load

Plan Your Delivery

Your delivery includes the first 250 miles from the factory in Spanish Fork, Utah, then costs $12.75 per mile beyond that. A pilot car costs extra where the route requires one. Every model is an oversize load, and the carrier handles the transport permit. Setting your cabin on site is quoted separately, and your lead time is confirmed with your quote.

Walk Through Cabins Before You Order

You can schedule a visit to the Irontown factory in Spanish Fork, Utah, to walk through units in person before ordering. The factory is about an hour south of Salt Lake City airport. Use the quote form to request your visit.

Common Questions

Your RV park, campground or glamping resort usually needs a county special or conditional use permit, plus health and wastewater approvals. You handle zoning for the whole site, but county and state rules decide what is allowed. We can share the rules we found with your quote and suggest questions to ask your local office before ordering.

Yes, your Irontown park model cabins, including the 200 sq ft studios, arrive on wheels on a single chassis and meet ANSI A119.5. Whether wheels or axles may be removed later depends on your county, zone and park rules. We can share the rules we found for your area with your quote.

Park models are for recreational or seasonal use and are not permanent homes. Whether your site can host guests year-round depends on county and state rules, so ask your local office before ordering.

You can choose from four finish series: Designer, Modern, Balance and Rustic. Starting prices are for the Designer Series. Your final price depends on finishes, options and delivery region and is confirmed in a written quote.

You can request a multi-unit quote for 3, 5, 10 or more cabins through the form on this page. Your written quote confirms pricing and current lead time.

My Cozy Outdoors is an authorized Irontown dealer and your direct point of contact from your first question through delivery. Where a state license applies to the sale, Irontown is the official seller on your contract.

This is a plain-language summary of rules as we read them in September 2026, not legal advice or an approval. Rules change, and your local planning or building office decides how its rules apply. You are responsible for confirming zoning, permits and code compliance, obtaining any required permits, and confirming any park requirements with the park before ordering.

Request Your Multi-Unit Quote or Factory Visit

Tell us about your site, the cabins you are considering and whether you want to visit the factory. My Cozy Outdoors replies with a written quote, current lead time and the local rules we found. Before ordering, you must confirm your plans with the local office and any park involved, and obtain required permits.
