What is a park model in Montana?

No Montana statute we read defines a park model. State health rules allow park model homes in licensed trailer courts, and sanitation rules classify park trailers as recreational camping vehicles. Montana sets no park model size limit, so the 200 sq ft studios stand on the same footing as the larger models.

Irontown’s nine park models are built to ANSI A119.5. Six are 330 to 398 sq ft, and three are 200 sq ft studios. All are 10 to 14 ft wide and ship on wheels on a single chassis. They have no holding tanks, so your site needs sewer or septic, water and electric hookups.

Montana placement rules depend on your parcel, its zoning and your intended use. We strongly recommend contacting your local planning or building office. Before ordering, you must confirm requirements with local planning/building staff, the county sanitarian and any park involved.

What Montana state law says

These summaries reflect statutes, state rules and local codes read in September 2026. A construction standard does not grant permission to occupy a lot. MCO can share the code sections it found and suggest questions.

  • No statute we read defines park models. ARM 37.111.1201 names park model homes in licensed trailer courts; ARM 17.36.101 classifies park trailers as recreational camping vehicles. Montana sets no minimum or maximum size, so all nine models, including the 200 sq ft studios, receive the same state treatment.
  • Zoning is optional and local under MCA 76-2-101 and 76-2-201. Counties may zone whole counties or small districts, and cities have separate codes. Where there is no zoning, the septic permit, the lot’s state sanitation certificate and covenants still apply.
  • Without zoning, you still face septic permits, the lot’s state sanitation certificate, covenants and floodplain rules. DEQ sanitation review covers parcels under 20 acres and any parcel with two or more permanent RV or mobile home spaces. A Certificate of Subdivision Approval may need revision for another hookup (MCA 76-4-130). State electrical permits apply; plumbing permits apply unless you do the work personally.
  • Renting brings separate review. Under MCA 76-8, one to three rented spaces need sanitation review and a recorded certificate; four or more need county review. Every county subdivision regulation we read treats two or more rented RV spaces as a subdivision or campground. Annual DPHHS licensing also applies to campgrounds, trailer courts and public sleeping accommodations; ask the county sanitarian which licence fits one rented park model.
  • MCA 76-2-345 requires cities to allow one ADU on a single-family lot; MCA 76-2-215 applies where counties have adopted zoning. Neither grants a clear route for a unit on wheels. No Montana city code we read accepts a park model as an ADU as written. Montana’s tiny dwelling and building-code tiny house routes require permanent foundations.
  • We found no statewide RV park stay limit. City, county and park rules set the limits. In licensed trailer courts or campgrounds, hookups lasting more than 30 days must meet the plumbing code (ARM 37.111.1201 to .1233).

These summaries cover unincorporated land. Town names locate the area; incorporated towns may have separate rules. Ask which jurisdiction and zoning district cover your parcel. Big Sky is not a city: Gallatin County or Madison County rules apply.

Cities have their own rules

City limits can change your options. Several codes define RVs too narrowly for a 10 to 14 ft park model. Larger cities generally point you toward RV parks, with local stay limits. No city code we read accepts a park model as an ADU as written.

Own a resort, RV park or campground? Plan sewer or septic, water and electric at each site. Two or more RV spaces need DEQ sanitation review; campgrounds and trailer courts need annual DPHHS licences. Rented spaces also face county rental or subdivision review. Local stay limits vary. Cascade County permits RV parks in its Agricultural zone. For customer-owned units on leased lots, review MCA 70-33 with your lawyer; it may apply. Montana has no statewide answer. In Sanders, Madison and most of Ravalli County, no zoning rule stands in the way; the gates are the septic permit, the lot’s state sanitation certificate and covenants. That route needs county confirmation. The zoned county rules we read treat RVs as short or seasonal stays, or stays while you build; none names a park model as a year-round home. Larger cities we read point park models toward RV parks. We have not read Sweet Grass, Broadwater, Anaconda-Deer Lodge, Meagher or eastern Montana counties, so ask first there.

Irontown’s nine park models travel as oversize loads. The carrier obtains the Montana Department of Transportation permit. Under ARM 18.8.509 and 18.8.511A, interstate travel may occur at any hour; off-interstate loads over 10 ft wide travel only in daylight.

Off-interstate loads over 12 ft 6 in wide need a front pilot car and cannot travel on holidays or holiday weekends. Severe driving conditions can close a route to these loads. The permit sets final conditions. Pilot cars cost extra; setting the unit is quoted separately.

The Montana Department of Revenue states that Montana does not have a general sales tax. Your quote shows any tax that applies to the sale. Title and registration go through the county treasurer; Montana gives 40 days. How Montana will title and tax a park model is not settled in the text we read. Before ordering, ask your county treasurer and county Department of Revenue office how they will handle an ANSI A119.5 park model that is 10 to 14 ft wide.

Common Questions

No zoning alone does not settle year-round use. Sanders, Madison and most of Ravalli have no zoning barrier, but the septic permit, the lot’s sanitation certificate and covenants remain gates. Ask the county about your intended occupancy. None of the zoned county codes we read names a park model as a year-round home.

No Montana city code we read accepts one as an ADU as written. State ADU law does not specifically address wheels or RVs. The city codes we read exclude them, require permanent foundations or require building-code compliance.

Rental permission is local. Two rented RV spaces trigger subdivision or campground treatment in every county regulation we read. Ask the county sanitarian which licence fits one unit. Nightly rentals carry 8% state lodging tax; consecutive stays of 30 days or more are exempt. Some resort areas add up to 3%.

Ask the county for your site’s snow load and MCO for the model’s roof rating. No county document we read publishes an RV roof snow load. Oversize loads cannot use routes under state severe-driving restrictions, so winter conditions can affect delivery.

Montana sets no park model size rule, so the studios stand on the same footing as the larger six. At 10 ft wide, they face the fewest highway restrictions. Montana’s separate tiny dwelling category starts at 350 sq ft and requires a permanent foundation.

Your unit ships on wheels on a single chassis. Wheels, skirting and decks depend on county and park rules. A park model needs sewer or septic, water and electric hookups because it has no holding tanks.

The Montana Department of Revenue states that Montana does not have a general sales tax. Your quote shows applicable tax. Park model title and tax treatment are not settled in the text we read.
