What is a park model in Nevada?

Nevada calls a park model a recreational park trailer. NRS 482.1005 defines it as a vehicle for temporary recreational, camping or seasonal living, built on one chassis with wheels, no larger than 400 sq ft and manufacturer-certified to ANSI A119.5. It is an RV under state law, not housing.

Irontown’s nine park models are built to ANSI A119.5. Six are 330 to 398 sq ft, and three are 200 sq ft studios. All are 10 to 14 ft wide and ship on wheels on a single chassis. They have no holding tanks, so your site needs sewer or septic, water and electric hookups.

Where can you place a park model in Nevada?

Placement depends on your county or city, zoning district and intended use. We strongly recommend contacting your local planning or building office. Before ordering, you must confirm requirements with local planning/building staff, the health district or county, and any park involved.

What Nevada state law says

These summaries reflect statutes, state rules and local codes read in September 2026. ANSI A119.5 certification does not grant permission to occupy a lot. MCO can share the code sections it found and suggest questions.

  • Nevada’s recreational park trailer definition has a 400 sq ft maximum, no minimum size and no width limit (NRS 482.1005). As we read it, Irontown’s nine park models fit, including the 200 sq ft studios. The DMV calls these units park models.
  • A recreational park trailer is an RV (NRS 482.101). Nevada expressly excludes it from manufactured homes, mobile homes, factory-built housing and modular buildings (NRS 489.113, 489.120, 461.080). Laws requiring local acceptance of manufactured and factory-built houses do not cover it (NRS 278.0209, 278.02095).
  • Placement is local (NRS 278.020, 278.250). Nevada gives no statewide right to place a park model on your lot. Every local code we read treats it as an RV. Most allow RV living only in parks, with a temporary exception while you build.
  • Tiny house and ADU laws do not open a route for a unit on wheels as written. The tiny house law uses the building code definition (NRS 278.253); local rules require building-code compliance, a permanent foundation or both. The ADU law also requires applicable building codes (NRS 278.257). Las Vegas expressly excludes recreational park trailers from tiny houses.
  • Septic approval comes before a building permit (NAC 444.784). State minimums are one acre with a well or half an acre on community water for newer lots (NAC 444.790). Contact the health district or county. Southern Nevada Health District’s 2009 rules reject RV waste in home septic systems; ask the district first. Pahrump requires advanced treatment. Domestic wells allow 2 acre-feet yearly; a second unit needs local approval and a meter (NRS 534.180).
  • We found no statewide RV park stay cap. Local limits vary from 25 consecutive days in Sparks, Fernley and Lyon County to indefinite occupancy in Pahrump’s park model parks. State park standards apply at 30 days (NRS 461A.070). Renting a manufactured home park lot to an RV for three months or more brings NRS 118B.016 into play.

Cities have their own rules

Larger cities generally direct RV living to parks, with local stay limits. Henderson has an ANSI 119.5 sentence that needs building department interpretation. Some city RV definitions are narrower than Irontown’s models. A tiny house or ADU rule does not itself grant park model approval.

Own a resort, RV park or campground? Each site needs sewer or septic, water and electric. Camping and RV spaces need a health permit (NAC 444.5463), plus local zoning approval, usually a special or conditional use permit. Stay limits matter: Pahrump’s park model parks allow indefinite occupancy, Clark County allows nine months, and Lyon County, Sparks and Fernley allow 25 consecutive days. Pahrump limits park models to 20 percent of RV park spaces. For lot rentals of three months or more, review NRS 118B with your lawyer; it may apply. Most Nevada codes we read, including the populated counties and larger cities, allow living in an RV only in an RV park, plus a temporary stay while you build where that exception exists. Carson City has no construction exception. Written on-lot routes exist in Churchill, Eureka, Mineral and Lander counties; each has conditions and requires a permit. Eureka’s acceptance of park models needs confirmation, and Lander’s route applies only in the MS district. Nye County permits Pahrump’s park model parks with indefinite occupancy. None of these routes promises approval for your parcel. We did not read the codes of Caliente, Carlin or Wells, so ask first there.

Irontown’s nine park models travel as oversize loads. The carrier obtains the NDOT permit. Travel is restricted at night, on weekends and during holiday hours unless the permit allows it (NAC 484D.640). The permit sets final conditions.

NDOT’s guideline calls for a front pilot car on two and three lane roads for widths from 12 ft 1 in to 14 ft, and none on four lane roads. The 10 ft studios face the fewest highway conditions. Pilot cars cost extra; setting the unit is quoted separately.

Nevada charges sales or use tax at the delivery county’s rate. Department of Taxation posted rates range from 6.85% to 8.375%; check the current rate. Uncollected sales tax remains due as use tax. Your quote shows applicable tax; the estimate excludes taxes and title. Separately invoiced delivery freight is not taxed. DMV titles park models using origin and sale papers; out-of-state units need VIN inspection. Registration and plates are not required. For living quarters on private land or in manufactured home parks, report to the assessor within 30 days; yearly personal property tax applies. Units in RV parks licensed for stays under nine months yearly are not assessed.

Schedule your factory visit in Spanish Fork, Utah, about an hour south of Salt Lake City International Airport. Driving takes about four hours from Ely, four and a half from Elko and five and a half from Las Vegas. Reno and Carson City are more than eight hours away, so many western Nevada customers fly into Salt Lake City.

Common Questions

Most codes we read limit RV living to parks, with temporary exceptions. Churchill, Eureka, Mineral and Lander have written permit routes with conditions, not automatic year-round approval. Rural land alone does not establish permission. More than 85 percent of Nevada is federal land; private parcels cluster around towns and valleys.

Do not assume those uses are allowed. Las Vegas expressly excludes park trailers from tiny houses and bars residential-lot RV living. Reno bars RV living outside parks. Henderson says an ANSI 119.5 ADU must also meet applicable IRC requirements; ask its building department what that requires. The sentence does not establish park model approval.

Rental permission depends on local rules and the approved site. Clark County, Las Vegas, Henderson, North Las Vegas and Washoe County expressly exclude RVs or trailers from short-term rental approval. For resort or park use, ask about zoning, health permits and occupancy limits.

We found no statewide cap. Local limits include 25 consecutive days in Sparks, Fernley and Lyon County, 60 in Washoe and Pershing counties, 90 in Reno and nine months in Clark County. Pahrump’s park model parks allow indefinite occupancy. The park’s own rules also matter.

As we read it, Nevada’s definition includes the studios because it has no minimum size. Eureka’s installation permit requires over 320 sq ft, leaving studios under its 30-day RV rule unless made permanent. White Pine County and Ely define RVs as under 10 ft wide and under 220 sq ft; ask how they classify a 10 ft studio.

Your unit ships on wheels on a single chassis. Wheels, skirting and decks depend on county and park rules. Lander’s MS permit specifically requires retaining wheels, axles and hitch. Your site needs sewer or septic, water and electric hookups because a park model has no holding tanks.

Nevada charges sales or use tax. Department of Taxation posted rates are 6.85% to 8.375%; check the current delivery-county rate. DMV titles park models without registration or plates. Qualifying private-land or manufactured-home-park use brings yearly personal property tax and a 30-day assessor reporting deadline.
