What is a park model in Colorado?

Colorado calls it a recreational park trailer: a unit designed primarily for temporary recreational, camping or seasonal living, on one chassis mounted on wheels, with no more than 400 sq ft when set up (CRS 24-32-902(8)). It is not housing or a tiny home under state law.

Irontown’s nine park models include six layouts of 330 to 398 sq ft and three 200 sq ft studios. They are 10 to 14 ft wide and ship on wheels on a single chassis. With no holding tanks, they need sewer or septic, water and electric hookups.

What Colorado state law says

These summaries reflect statutes, state rules and local codes read in September 2026. A product standard does not grant placement approval. MCO can share the code sections it found and suggest questions.

  • The recreational park trailer definition has a 400 sq ft maximum, no minimum and no width limit (CRS 24-32-902(8)). As we read it, Irontown’s nine park models fit, including the studios. New units sold in Colorado must meet ANSI A119.5 (CRS 24-32-904.5), Irontown’s building standard.
  • Colorado’s tiny home definition expressly excludes recreational park trailers (CRS 24-32-3302(35)). As we read the definitions, a park model is neither a manufactured home, modular home nor state-certified tiny home. State protections for factory-built housing do not cover it (CRS 30-28-115(3), 31-23-301(5)).
  • Placement is local, with no statewide right to occupy a lot (CRS 30-28, 31-23). Codes differ widely. Those we read treat park models as RVs, camping units or sometimes mobile homes; many limit occupied days each year.
  • The ADU law requires qualifying jurisdictions to allow an ADU with a single-family house, but preserves local building requirements and choices about RVs (CRS 29-35-401 and following). It does not open a door for a unit on wheels or establish park model approval.
  • Local public health agencies permit septic systems under Regulation 43 or stricter rules (CRS 25-10-104). A household-use-only well serves one single-family dwelling; a domestic well on at least 35 acres may serve three. Ask the Division of Water Resources about your permit (CRS 37-92-602). Hauled water and cistern acceptance are local questions.
  • Colorado statutes set no statewide RV park stay maximum. Local limits range from 30 days yearly in Douglas campgrounds to expressly permitted year-round RV park use in Alamosa. Larimer sets no time limit on full-hookup RV park sites. Individual park rules also matter.

Cities have their own rules

County rules do not automatically apply inside a town. Lyons has conflicting provisions around an ANSI park-model ADU route. Salida’s six-month RV route has a length cap that only the studios meet. Neither is automatic approval.

Resort, RV park or campground owner? Sites need sewer or septic, water and electric. Zoning approval and state campground sanitation rules apply. Alamosa allows year round RV park use; Larimer allows unlimited stays with full hookups. La Plata caps stays at 60 days, Teller 90, Grand 150. Montrose lists park models for RV parks; Montezuma’s commercial list says “RV Parks, (except park models)” without explanation. Ask the county. Five or more long term residences on rented spaces may raise Mobile Home Park Act questions for your lawyer. Park model cabins for resorts and campgrounds.

Most Colorado codes we read treat a park model as an RV and allow living in one on your own land only for a set number of days a year or while you build. Delta and El Paso are the two counties with written year-round routes; each has conditions and unresolved park-model classification questions. The other written routes are seasonal permits. Metro and resort counties Boulder, Jefferson, Douglas, Weld, Routt, Grand, Summit and Teller generally direct RV living to RV parks, with limited exceptions described above. Several counties define camping units or RVs by widths or lengths that some Irontown models exceed. We did not read Cortez, Steamboat Springs, Leadville or Aurora codes, so ask first there.

Part of northwest Colorado is inside the included delivery miles, including Dinosaur and Grand Junction. Delivery includes the first 250 miles from Spanish Fork, then $12.75 per mile. Irontown’s nine park models travel as oversize loads. The carrier obtains the CDOT permit and plans the mountain route. Permit conditions govern daytime pilot cars and routing; holiday travel restrictions also apply. I-70’s chain law runs September 1 through May 31 between Dotsero and Morrison.

The 10 ft studios face the fewest highway conditions. Loads up to 12 ft wide may travel at night with warning lights; widths over 12 through 14 ft need a nighttime pilot car. Pilot cars cost extra, and setting the unit on site is quoted separately.

Colorado charges sales or use tax: 2.9% state tax, plus local rates by delivery address. Check the Department of Revenue’s address lookup. Uncollected tax remains due as consumer use tax. As we read them, manufactured-home and tiny-home exemptions exclude park models. Delivery is excluded only if separately stated and optional. Your quote shows applicable tax; the estimate excludes taxes, title and registration. As we read the vehicle code, larger models are trailer coaches and studios camper trailers, requiring title and registration even off highways. Yearly specific ownership tax replaces property tax, starting at 2.10% of taxable value, which is 85% of MSRP. County DMV practice was not confirmed; ask the county clerk about title steps.

Schedule a factory visit in Spanish Fork, Utah, about an hour south of Salt Lake City International Airport. Driving takes about four hours from Grand Junction, six from Durango and seven and a half from Denver through the mountains. Many Front Range customers fly into Salt Lake City.

Common Questions

Rural acreage does not establish permission. Delta and El Paso have written year-round routes with conditions and classification questions; other written routes are seasonal or temporary. Montrose’s 180-day route requires 35 agricultural acres and septic. Mountain sites may face local snow-load and wildfire requirements. About 36% of Colorado is federal land.

A park model is excluded from Colorado’s tiny home definition. Denver and Colorado Springs expressly prohibit RV ADUs. Fort Collins follows building-code requirements for ADUs and tiny houses, while limiting residential-lot RV stays. The state ADU law does not establish approval for a park model.

Rental permission depends on the jurisdiction and approved use. Mesa prohibits RV vacation rentals; Larimer bars RV rentals outside parks; Routt bans camper rentals on unincorporated land. Archuleta allows park-model short-term rentals only with a Lodging Conditional Use Permit. A camping permit does not itself authorize rental use.

There is no statewide maximum. Local occupancy limits include 60 days in La Plata, 90 in Teller and 150 in Grand. Alamosa expressly allows year-round RV park use; Larimer sets no time limit on full-hookup RV park sites. The park’s own rules may also limit your stay.

As we read it, Colorado’s recreational park trailer definition includes them because it has no minimum size. Their 10 ft width and 20 ft length fit Jefferson’s width and Summit’s length definitions, and Salida’s six-month route has a compatible length cap. They still exceed Huerfano and Las Animas counties’ 8 ft camping-unit limit.

Your unit ships on wheels on a single chassis. Wheels, skirting and decks depend on county and park rules. Some camping routes require retained wheels and ready mobility. A park model has no holding tanks, so your site needs sewer or septic, water and electric hookups.
