What is a park model in Wyoming?

Wyoming has no statutory name for a park model in the titles we read. Its vehicle definitions leave classification unsettled. Local codes may treat yours as an RV, camping unit or mobile home; the ANSI A119.5 standard alone does not establish residential permission.

Irontown’s nine park models include six layouts of 330 to 398 sq ft and three 200 sq ft studios. They are 10 to 14 ft wide and ship on wheels on a single chassis. With no holding tanks, they need sewer or septic, water and electric hookups.

Where can you place a park model in Wyoming?

Placement depends on your jurisdiction and intended use. We strongly recommend contacting planning or building, or the county clerk where there is no zoning. Before ordering, you are responsible for confirming requirements with local officials, septic permitting authorities, the State Engineer’s Office and any park.

What Wyoming state law says

These summaries reflect statutes, agency material and local codes read in September 2026. MCO can share the code sections it found and suggest questions. A written permit route or a county without zoning does not establish approval for your site.

  • Wyoming has no park-model name. A house trailer is at most 8 ft 6 in wide; a transportable home includes modular, prebuilt and qualifying HUD homes (31-1-101). As we read it, these wider, non-HUD units are neither house trailers nor manufactured homes for titling, but could be prebuilt homes. The dealer RV definition fits (31-16-101). As we read it, studios stand on equal footing; classification remains unsettled.
  • There is no statewide residential building code. Counties and cities may adopt their own. A state electrical wiring permit is required before new service is energized unless local electrical enforcement applies (35-9-120(e)).
  • Wyoming has no state modular program, tiny home law or ADU law. Only a county or city rule can allow park-model ADU or tiny home use; state law does not require local acceptance.
  • Zoning is optional (18-5-201, 15-1-601). Some counties have none, leaving septic and well permits, recorded covenants and any applicable temporary-dwelling or camping rules as gates. No statewide placement right exists.
  • Septic construction needs a permit (35-11-301). DEQ handles Carbon, Niobrara, Platte and Weston, plus Campbell commercial systems; delegated programs handle the others. A State Engineer’s Office permit is required before drilling a well (41-3-930). Rental use needs a miscellaneous-use well permit rather than domestic use.
  • The statutes we read set no statewide RV park stay limit. County, city and park rules govern stays. Stays under 30 continuous days carry lodging tax.

Cities have their own rules

County rules do not carry into incorporated towns. Most cities we read restrict RV living to parks, with short visits or construction exceptions. Buffalo was available only in a 2016 copy; Lander, Afton and Thermopolis had older or undated codifications. Ask those towns for current text.

Resort, RV park or campground owner? Sites need sewer or septic, water and electric. Local zoning, wastewater permits, a miscellaneous-use well permit and State Fire Marshal site-plan review apply. Wastewater sizing is 100 gallons daily per RV site. A park of permanent units may need subdivision approval; ask the county. Local and park stay limits govern occupancy. Wyoming has no statewide rule either way, so the answer is local. Teton, Sublette, Sweetwater and Natrona codes allow RV living only in an RV park or while you build, with limited temporary exceptions above. Seven counties without county zoning, Fremont, Big Horn, Converse, Goshen, Johnson, Crook and Weston, set no county living limit, but septic, well and electrical permits, floodplain rules and recorded covenants still apply; “no zoning” is not an approval. Laramie, Park and Campbell counties write a route, each with conditions. Most cities we read allow RV living only in RV parks, apart from limited exceptions. Several counties define a mobile home by width in ways that could catch a park model. We did not read Alpine, Star Valley Ranch, Worland, Newcastle, Kemmerer, Saratoga, Dubois, Wheatland, Lusk, Sundance or smaller-town codes, so ask first there.

The carrier obtains a Wyoming Highway Patrol oversize permit and approval for county or city roads. Loads 14 ft wide or crossing the centerline need two escorts on two-lane roads; interstate escorts start at 15 ft. Escorts cost extra, and setting is quoted separately.

Oversize moves generally require daylight; 10 ft studios may travel at night on interstates. Escorted moves face holiday restrictions. Wind closures and winter restrictions can delay delivery until a suitable weather window.

Wyoming charges 4% state sales tax; county totals range from 4% to 7%, with 9% in two Teton resort districts. Your rate depends on the county. Delivery is taxable. The tax base and collection point remain unsettled: vehicle treatment uses invoice price through the treasurer; transportable-home treatment taxes 70% at first sale. Confirm both with the county treasurer before ordering. The quote shows applicable sale tax; the estimate excludes tax, title and registration or property tax. Ask the county clerk whether your unit needs a title. Highway operation requires vehicle registration; registered house trailers are exempt from property tax. Ask the assessor which treatment applies. Stays under 30 continuous days carry a 5% statewide lodging assessment plus up to 2% local lodging tax, on top of sales tax.

  3. Choose your model. Select your layout, finish series and options. Match dimensions to the definitions discussed with your local office.

Visit the factory in Spanish Fork

Schedule a factory visit in Spanish Fork, Utah, about an hour south of Salt Lake City International Airport. Driving takes about two hours from Evanston, three and a half from Rock Springs and seven and a half from Cheyenne. Many eastern Wyoming customers fly into Salt Lake City.

Common Questions

There is no statewide answer. Seven counties have no county zoning, but permits, floodplain rules and covenants still apply. Laramie, Park and Campbell write conditional routes with classification or location limits. Rural acreage does not establish permission. Plan for private land; mountain sites may have local snow and wind requirements.

Wyoming has no state ADU or tiny home law authorizing that use. Cheyenne restricts RV use to listed parks; Casper limits private camping; Jackson says camping-unit occupancy is not residential use. Calling a park model a tiny home does not create an ADU route.

Rental use depends on local permission. Hot Springs County allows one short-term rental accommodation on an owner-occupied parcel (4-10). Douglas bars renting residential-lot RV stays; Sublette restricts rentals in structures not intended for residential use. A rental falls outside domestic well use and needs a miscellaneous-use permit.

No statewide limit appears in the statutes we read. Teton campsites allow less than 31 days per 90; Natrona small and private campgrounds allow 30 consecutive days; Sublette allows 180 days per person. Cheyenne has a conditional longer-stay route, but tankless-unit eligibility needs clarification. Park rules also apply.

Wyoming sets no minimum size, so as we read it the studios stand on the same footing as the larger models under state law. Their 10 ft width still exceeds local RV definitions capped at 8 ft or 8 ft 6 in. Their transport conditions are lighter.
